Home Foundation Inspection in Arizona – Why It’s Important

Every state in the country has an annual foundation examination. Foundation repair or construction is a very important aspect of conducting business, and the foundation is where the building s strength comes from. When a home is constructed, a foundation repair or inspection is usually required. Any home that is not structurally sound can collapse and cause many devastating and expensive disasters.

A foundation is a complex and interconnected system, and any repairs made to it must be done carefully, efficiently and reliably. Any home’s foundation should be inspected by professionals on a regular basis to detect any cracks and leaks, so that they can be repaired right away. Foundation repairs can prevent injuries and costly damages to the home, because repairs made to the foundation can keep foundation cracks from becoming bigger over time. A lot of home owners don’t take foundation inspections seriously, but if you take it seriously, you’ll notice that foundation cracks can lead to a lot more problems than just an unhappy new home buyer. More information about foundation inspection.

Cracks in crawl space – Not only are they unsightly, they also lead to mold growth and the spread of toxic spores throughout the home. When there is damage to the foundation, the repair can be quite costly because it involves excavation, replacement of concrete and the removal of the surrounding soil. Unfortunately, most homeowners do not know enough about foundation repairs to know what type of repairs they need to make. You should always have a licensed foundation repair contractor inspect your home and advise you on what repairs you need to make to keep home safe and secure. Having your home foundation inspection annually by a competent Arizona foundation inspectors can help save you money and headaches in the future.

Fiberglass Rebar, Carbon Fiber Reinforcement Bar

GFRP Rebar Phoenix AZ Can Save You Money on Foundation Crack Repair

If you’re in the market for new rebar for your next project, you might want to check out the latest and greatest carbon fiber rebar available on the market. This nifty-tie material is lightweight, durable, and resistant to corrosion. Plus, you’ll get the advantage of a low price tag. Using this type of rebar can save you money down the road. More about foundation repair in and near Phoenix AZ.

In terms of price, you can expect to pay between $850 and $2,500 per ton. However, this doesn’t include the cost of installation. Depending on the size of the job, it might make sense to call in the pros. They might be able to offer you a discount.

The price of rebar depends on the grade and the amount of stock you need. A typical residential rebar job may require only a few pounds of the stuff. Those looking to do a major commercial construction job may need to order in bulk. The average price of rebar for a large project is between $300 and $400 per box.

Choosing the best rebar for your needs can be a daunting task. To do the job right, you need to consider the cost of the rebar itself, as well as the labor, materials, and other ancillary costs. You’ll also have to decide whether or not you should install the rebar yourself, or call in the professionals. For a residential job, you might be better off just putting the money toward the actual rebar and saving yourself the hassle of having to hire a contractor.

Using the proper type of rebar for the job is a great way to save on maintenance costs and rebar replacement time. The key is to choose the material based on the application and budget. Considering the cost of rebar, you might be better off opting for an innovative material like fiber instead of steel. Glass fiber reinforced polymer rebar has similar tensile strength and a low price tag. More about foundation repair Phoenix Arizona.

James came over for a consultation and estimate of a crack in the concrete near our garage door. He was on time and very professional. He also was honest and knowledgeable about the issue and didn’t try to sell me on a repair that was cosmetic versus structural. He also made sure I understand what was happening and allowed me to make an informed decision about whether to make the repair now or not. I appreciate him taking the time and even sharing a video of the issue so I could understand. Thanks James! Will definitely refer him for any foundation work to my friends and neighbors. Upon viewing and learning a lot from many of their YouTube instructive videos on foundation issues, I knew I had found the right company in Concrete Repairman LLC. James came out to the house and spent a generous 90 minutes touring every inch of my home’s interior and exterior. Not only did he fully explain all the current issues he was seeing and what they meant, but gave me a point by point list of what I could do to address each one. None of which had to be done immediately and even prioritized which areas to address first. He left me feeling much more knowledgeable about my own home’s condition, reassured me my house wasn’t falling apart (!) and I knew I had just met someone who was a true quality individual who exudes professionalism and courtesy. Every business should have someone like James at the helm.

James came out to my property to consult on foundation concerns along with water penetration inside my home. He was beyond knowledgeable and helpful on the steps I need to take to rectify my issue. Luckily, this experience cost me $0 with James and my home’s foundation isn’t as bad as the “other guys” made it seem. Thank you!

I had some questions about my stem wall and foundation in general. James was running ahead of schedule so he called me to see if it would be OK if he arrived one hour early, which worked great. He was knowledgeable, friendly, patient, and answered all of my questions. The woman I spoke with on the phone when I scheduled the appointment was friendly and helpful too. I would definitely use this company again. More about foundation inspections.

A couple of years ago, we had a few concerns regarding some minor stucco cracks and we wanted a second opinion. James knows his craft inside and out, literally. With his mastery of masonry and foundations, he accurately assessed our property and suggested a few ways to prevent issues, largely based on mitigating moisture around the perimeter of the home. His recommendations have helped us have peace of mind. Another company (featuring red and white vinyl-wrapped cars) used fear to coerce a non-refundable deposit payment out of us. James was straightforward that we did not need concrete repair and spent the time to educate us on his findings. He’s “our” concrete expert to help us diagnose future issues! 100% recommended to anyone wanting an HONEST and QUALIFIED assessment.

Very impressed with this company. The receptionist was very kind and helpful in getting us scheduled to have a crack in our foundation assessed. James was very honest, informative, and straight to the point. He educated us on how foundations are built, reassured us that our crack was nothing to worry about, and informed us what we should do to prevent true foundation damage. Thank you Concrete Repairman!

I had the opportunity to meet james on a Monday morning. Initially I thought this was going to be a rocky start to my. Week as I had been seeing some concerning pooling of water and breaking off of concrete around my house. James came out and provided me a confident and honest assessment which made out for an excellent start to my week. As a home owner, it’s always challenging finding someone you can trust and this is absolutely one of the good guys. He helped me in brainstorming a solution for the water and also helped ease my worries on what i was seeing around the home. I hope you trust this company as well which really impressed me today.

It probably seems like James does not need YET ANOTHER five star review, but as soon as you work with him you’ll understand that you can’t help wanting to write a five star review. The experience in working with this company was exceptional from the very start. Within 24 hours of calling Concrete Repairman LLC and leaving a message, the admin called me back to schedule an appointment for an estimate. She was friendly, professional, and personable to speak with. James was able to come to our home within the week. My husband and I had several concerns about interior and exterior cracks and had done a pretty good job of making ourselves completely freaked out. James listened to our concerns, comprehensively assessed the home, and went out of his way to both educate and reassure us. It turns out that the “issues” we thought we had were not anything out of the norm. James gave us some suggestions about some regular home maintenance things we can/should do to ensure that normal, little things don’t become big things (mostly involving improving drainage around the foundation). In the end, I was relieved to learn that there was nothing ‘wrong’ with our foundation, but I was also sad that it meant we wouldn’t have the opportunity to see James more. He is smart, funny, professional, competent, and generous with his knowledge and expertise. I really appreciated not only being told that “things are fine” but being given information and facts that helped me to understand and believe that things are fine. I simply can’t imagine any way that this experience could have been better.

We had some major problems with our new vinyl floor buckling and was told by the installer that we had a problem with water seeping in and that we needed to check for pipe and/or foundation leaks. So, I called the Concrete Repairman for an inspection. James came out, took a look inside and outside, was very thorough and explained what he was looking for and what he saw. James determined that it had nothing to do with the foundation/stem wall and made some helpful suggestions to prevent any future problems. His expertise and advice were very much appreciated!

I had the pleasure of having James, the owner of the company, come out to my house today to check some cracks that were appearing in my foundation stem walls. James quickly identified why the cracks were occurring and what could be done to repair/prevent those types of crack in the future (gutters/grading). It was a huge relief to hear that was all that needed to be done. Appreciate James for his honesty and the time he spent educating me on why cracks were appearing and what actions to take. James came out to view my stem wall and foundation issues today. He was extremely knowledgeable and explained my issues and gave me recommendations. My issues were not as sever as I thought so I decided to not proceed with any work at this time. James explained the possible outcomes of my decision, which I appreciated.
I offered to pay him for him his time. As a contractor myself I know time is money and our knowledge doesn’t come without expense to us. He declined payment, but I found my new concrete guy. So when I build he will be my first call.

We used Concrete Repairman LLC to repair a vertical crack in the stem wall of our house foundation, which we had recently discovered. We called Concrete Repairman and spoke to Tiffany, who was Awesome! She scheduled an appointment for James to come out and inspect the crack. James came to our home and explained what caused the crack, which was moisture that was absorbed through the concrete and caused a piece of rebar to rust inside of it. We had no idea this could happen. James even explained what we needed to do after the repair to keep water away from our stem wall. James was Awesome to talk to and visit with when he Inspected our foundation! He treated us like family and gave great customer service! James scheduled the repair in a timely manner and a father and son team arrived to do it. Their names were Frank SR and Frank JR.

The repair was done by removing the rusted rebar and the bad concrete surrounding it. Then, after cleaning the area, a corrosion proof piece of rebar was installed where the rusted piece was removed from. A special concrete that has a very high PSI rating was then applied to rebuild the bad part of the stem wall. After the new concrete was dry, Frank SR and Frank JR even painted it with matching house paint we had! The repair looks better then it did when the house was new! These people did an Awesome Job! They are very Professional and Courteous! We Highly recommend Concrete Repairman LLC and are very pleased that such Quality Customer Service is still around today! Thank You all for A Job Well Done!

I can’t express how grateful (and relieved) I am for calling Concreter Repairman! I’ve been worried about cracks in the walls and flooring of my home built in 1950. James came out and took his time examining my home’s interior and exterior, explaining and educating me about his findings as he went along. Instead of him giving me an estimate for how much the repair work will cost, he assured me there was nothing seriously wrong. Instead he made recommendations for the type and size of rain gutters I need, as well as, where the dirt needs grading away from my home to keep moisture away when it rains. He assured me, doing that will keep my home stable and help with preventing future cracks. I’ll sleep much better tonight knowing there are relatively simple and inexpensive remedies. I’m was amazed by James’ knowledge and integrity. Again, I’m super grateful!

We ended up having an additional area we needed done, and they got us taken care. I would highly recommend this company!

James called to see if he could come early which helped my schedule. He then did a very thorough inspection of the interior and exterior of the house, carefully explaining how my slab and foundation are constructed and what the cause of the movement is. He did not try to sell me on any unneeded repairs but gave great recommendations for preventative maintenance improvements that could be done to prevent any future deterioration.

I had a horizontal crack in a stem wall at the back of my home and some concrete cracking at the base of a garage pillar. After extensive research on various companies I selected Concrete Repairman LLC to do the repair work. Concrete Repairman LLC has excellent reviews and an extremely informative website with videos of the type of work they do.

James, the company’s owner, came to my home for a concrete repair-evaluation and estimate. He spent over 90 minutes meticulously examining the outside of my home and thoroughly explained how the foundation, stem wall, and other components were related. James was very patient and gladly answered my many questions. He was very detailed in his explanation of the type of repairs he recommended, what material would be used, and why they should be made. His wealth of knowledge and many years of experience were easily apparent and provided me with the assurance I needed to make a decision regarding the repairs.

On the day of the scheduled repairs (scheduled for two days), Frank and Frank, the highly skilled technicians, arrived on time and began making preparations to begin work. It was immediately obvious that they both were highly experienced and professional in every respect. I asked many questions regarding the repairs and they both were very generous with their time and knowledge and made me extremely confident that the repairs would be made to the highest standards.

When the job was finished both areas were perfectly cleaned and the cracked concrete was repaired and looked absolutely new.

I’m delighted with the quality of the job, the professionalism of the company and the exceptional skill of James, Frank and Frank.

I highly recommend Concrete Repairman LLC!

Expansive Clay Soil and Foundation Repair Concrete Repairman®

In Arizona, homes built on expansive clay soil can cause significant foundation damage. This type of soil can expand and contract up to 10%, while frost can cause it to increase by 9%. The structural damage caused by the expansion and contraction of these expansive soils can be severe, and the repetitive swelling and shrinking of these soils will increase the stress on your home’s foundation. Eventually, this stress could lead to foundation settlement and heave.

How to Avoid Homes with Expansive Soils

The good news is that there are many ways to prevent damage to your foundation caused by homes with expansive clay soil. While you can’t completely prevent expansive clay soil from affecting your home, you can take some proactive measures to lessen the damage it can cause. Here are three of those ways. First, consider building your home on top of the slope. Then, if water should collect nearby, it will run down-grade away from your home’s foundation. Second, install a drainage system to help water run off the soil and away from the foundation.

While expansive soil is a risk in any location, it is especially dangerous in homes with higher levels of structure. This type of soil has the potential to swell and shrink, which can erode the foundation and upper floors of your house. This type of soil also contributes to cracking and other structural issues. It is important to know what to look for in a home with expansive clay soil so you can avoid buying one.

Arizona Expansive Soils

In the Desert Southwest, clay-rich soils are highly susceptible to expanding and collapsing, making them a common problem. These soils are commonly found throughout Arizona, from Yuma in the southwest to the northeast corner of the Colorado Plateau. They contain microscopic-sized minerals that can cause large volume changes during heavy rainstorms and shrink as the weather changes. As a result, they can cause considerable damage to homes, sidewalks, roads, and pipelines.

These soils are widely distributed in several countries and six continents. In the United States, they are primarily found in North and South America, but are also found in Africa, Asia, and Europe. They are also found in many valleys and river bottoms. Expansive soils are highly sensitive to environmental conditions, and they are best avoided wherever possible. But if you must build a home or build a swimming pool on them, you can take these factors into consideration when choosing your building materials.

Gilbert Arizona Expansive Soil

The expansive clay soil of Gilbert, Arizona can support weight up to three feet on top of the soil. This type of soil is very common in this landlocked state and is a major structural issue. Homes and buildings built on this type of soil are prone to foundation heave, a problem that can be very difficult to correct once it has occurred. Below is some helpful information about this type of soil:

In the southwest part of Arizona, expansive clay soil is similar to that found along the western slope of the Rocky Mountains. In fact, it is most common in riverbeds and valleys near the ocean. Its clay content has long been utilized by Native Americans, who had adapted to the area to avoid problems associated with foundation heave on sandy soils. Because this type of soil is so unstable, ancient people in Arizona used it wisely.

Foundation Settlement

In addition to expansive clay soil, another important concern for builders is the presence of water in the soil. These conditions can cause a foundation to shift and crack, putting added stress on the structure. For this reason, it’s crucial to know the characteristics of expansive soil before starting construction. Luckily, there are several steps you can take to prevent expansive soil from becoming a problem. Read on to learn more about the effects of expansive clay on foundation settlement.

The swelling potential of soil varies with its mineral composition, in situ moisture content, and density. A good way to determine how much clay is present in a particular site is to have it tested by a soil-testing company. The testing can identify if your site is at risk for settlement. A clay with a high natural water content tends to swell more easily than soils with low water content. The process of testing expandable clay soil can begin early, when it’s still relatively unproblematic.

Sinking and Settling Foundations

When setting foundations for your home in expansive clay soil, you’ll want to use a contractor who knows how to properly mitigate the effects of this type of soil. Though rising construction costs make it tempting to cut corners, doing so will likely result in extensive damage later. Expansive clay soil is filled with tiny clay particles that are invisible to the naked eye, yet they are capable of absorbing water efficiently. As a result, when water dries out, they contract and release water to evaporation.

Because expansive soils expand and contract at different volume ratios, it’s important to properly grade the soil to prevent this from happening. This grading process can be complex and confusing, and it’s critical to get the help of an expert. Even the slightest mistake in grading the soil can lead to serious foundation problems. Incorrect grading can cause uneven sinking of the foundation, causing cracks or even structural failure.

Causes of Foundation Settlement

Causes of Foundation Settlement

There are several causes of foundation settlement, including soil conditions. Wet or dry soil that has become spongy can cause your home’s foundation to settle. Wet soil may also occur from long-rooted trees sucking moisture from the ground. Another cause is wet soil from downspouts draining onto the lawn. Muddy soil can also make your foundation sink. Ultimately, the best solution is to have your foundation repair and your home’s foundation reconstructed.

Differential foundation settlement

The problem with differential foundation settlement is that it can be difficult to detect in advance. Although the amount of movement varies, differential settlement is often as significant as total settlement. While it is difficult to predict the exact amount of movement during construction, it can significantly impact the structural integrity of a home. Here are the signs of differential foundation settlement. Fortunately, there are simple solutions. Listed below are some tips for preventing differential foundation settlement and how to spot it early. More about foundation repair Mesa Arizona.

As the soil under the foundation is not uniform, differential settlement can occur. In such cases, additional stresses are induced in the structural elements. The main purpose of this study is to evaluate the stresses that are induced in a typical ten-storey reinforced concrete building subjected to excessive differential settlement. This study was conducted using the SAP2000 software. It found that differential settlement could result in as much as 75 mm of settlement on the ground floor. As the building rises, the response will diminish. This is because a certain member has consumed the factor of safety.

Tree roots

If you’re wondering whether tree roots are a cause of your home’s foundation settlement, you’ve come to the right place. These underground roots of trees are constantly searching for water and growth, and they often grow horizontally and not very deep beneath the surface of the soil. As they grow, their roots can exploit cracks in the ground and destabilize the soil around them. This uneven shifting puts tremendous pressure on the foundation of your home.

It’s easy to overlook the effects of tree roots on the structure of a house, but it’s much more affordable and time-effective to treat the problem before it gets worse. There are several signs of tree damage on a home’s foundation, both inside and outside, and identifying them early can help you avoid expensive repairs later. Although tree roots coming through walls is the most obvious sign, other signs can indicate the extent of damage.

Climate

There are two main types of foundation settlement – uniform and differential. Uniform settlement refers to a house that moves with the soil at the same rate throughout its entire lifespan. This type of settlement happens when the load is distributed evenly across all parts of the superstructure, and the foundation design is appropriate for the location and slope of the soil. Distinctive settlement is the opposite of uniform, and refers to a different type of foundation movement.

Distinctive foundation settlement occurs when different portions of a building are not experiencing the same amount of settling. In this case, doors and windows may not open as easily, floors may shift, and walls and ceilings may crack or slant. In addition, everything may be out of plumb. Uneven settlement may be a sign that the soil beneath your home isn’t supporting your foundation. In this case, foundation underpinning may be necessary. On the other hand, uniform settlement is a normal and acceptable condition.

Seismic activity

The seismic response of structures is highly influenced by the settlement of foundations and the unevenness of the settling zone. In this paper, we analyze the effects of uneven foundation settlement on seismic performance by using an incremental dynamic analysis (IDA) method. The magnitude of the seismic acceleration peaks is studied to understand the relationship between ground motion intensity and structural failure probability. Seismic response of foundations is a key indicator of structural vulnerability and performance.

Ground motions are generated in three different zones. These zones are Zone I, Zone II, and Zone III. Zone I experiences the largest amount of settlement and interstorey drift ratios increase with uneven settlement. Zones II and III, on the other hand, have lower interstorey drift ratios and an increased peak seismic acceleration. For foundation settlement, the two zones are similar because uneven settlement affects the ground motion and structural response.

Dry soil

There are several causes of foundation settlement, including wet or dry soil. Too much moisture or a rapid shift from wet to dry can lead to foundation settlement. Expansive soil expands when wet and shrinks when dried. These factors contribute to the uneven settlement of foundations. Here are some ways to prevent foundation settlement. Ensure that you have adequate site drainage. If you live in a wet climate, it is important to maintain a constant moisture level.

Your home rests on several layers of soil. These layers have different thicknesses and weight-bearing capacity. Different layers of soil formed when the earth was formed, and were deposited by glaciers, water, and wind. Some layers were put under your home, as home builders often move soil to create flat lots. To prevent foundation settlement, make sure to keep your soil dry. When it is too dry, the home will begin to sink. More about expansive soil.

Construction practices

There are two kinds of construction practices that are used to prevent foundation settlement: before-the-fact and after-the-fact. Before-the-fact practices address foundation settlement while building, while after-the-fact practices are used after the building is completed and loads are applied to it. This way, no foundation problems can occur and the building can remain in good condition for years. Here’s a look at these two types of construction practices. More about expansive clay soil.

Pile foundations are used where the upper soil strata are too weak to support heavy vertical reactions. These piles serve as extensions of columns or piers, and transfer loads by friction along their shafts. In the past, pile foundations were used for homes, but this practice has become obsolete with the advent of larger elements. Pile foundations are also much cheaper than other foundation types. Moreover, piles can be used with fewer and smaller piles.
