Why You Might Need Structural Foundation Repair

There are several reasons why you might need to consider structural foundation repair. Your house may have experienced settlement over time. You might not have noticed any signs of damage externally. While external signs do indicate damage, they may not always be indicative of foundation damage. If you suspect that your house might be experiencing settlement, you should call JES experts for a foundation inspection. Luckily, they are experts in foundation repair. Read on to learn more about why your house may need structural foundation repair.

Horizontal Foundation Crack Repair

If you’ve discovered a horizontal crack in your home, you may be wondering if you can repair it yourself. While it’s certainly possible, most people are not comfortable using hammers and chisels to do this repair. If you’re one of these people, consider hiring a professional foundation repair company for this job. Although you can try to repair horizontal foundation cracks yourself, the process may take days or weeks, and it’s best to call a professional to do it right the first time.

While vertical cracks are easy to repair, it’s vital to get this problem addressed quickly. Generally, if you notice a crack in your foundation, it can be repaired before permanent structural damage occurs. On the other hand, if a crack appears horizontally, it’ll spread along the wall and reduce the area of support it provides to your foundation. As a result, you need to get a professional to repair a horizontal foundation crack, as ignoring it could lead to worse damage and more costly repairs.

J-Bolt Replacement Anchors

When performing structural foundation repair work, it is important to replace damaged J-Bolt Anchors with new ones. To ensure proper installation, you should buy pressure-treated wood and a strong bolt for the replacement. Before attempting structural foundation repair work, however, be sure to check the strength of the existing bolts. If they are too weak, you may need to use welding stud extensions to extend them deeper into the foundation.

To install J-bolt replacement anchors, first remove the wall plates. Then, install the bolts at each 8d nail location. Be sure to position the anchors parallel to the concrete form, about one and a half inches from the inside edge of the form. Finally, tighten the J-bolt nuts using a socket wrench. This will prevent the foundation from further moving.

When installing J-Bolt replacement anchors, make sure to use the correct size for your particular project. Remember that a larger diameter means a stronger anchor. If you are connecting floor joists to the foundation, angle iron struts are an excellent option. However, they will require custom fabrication. The bolts should be at least two inches wide to prevent damage during an earthquake.

Simpson Strong Tie Strap Repair

Simpson Strong-Tie is a manufacturer of connectors for structural foundation repair. Their hardware includes wood-to-wood, wood-to-masonry, and wood-to-concrete types. Simpson offers a full line of post bases and caps. These are all engineered to withstand the stress and pressure of structural foundation repair. The company’s straps, brackets, and other structural components are available in different thicknesses, lengths, and types.

The company has been in business for over 40 years. Their products have passed stringent tests and have received widespread acceptance by professional contractors. They also use their products on commercial, bridge, marine, and water/wastewater projects. The company has a dedicated team of engineers, technicians, and managers who are committed to providing the highest quality products to customers. Simpson Strong-Tie has a proven track record of performance and is proud to offer the widest range of products.

The company designed their products with inadequate concrete covers. This was because construction professionals often failed to follow the manufacturer’s guidelines and install Simpson Products on the perimeters of buildings. The concrete cover would eventually be exposed and vulnerable to corrosion. However, Simpson is now suing construction professionals who installed the products. In the meantime, thousands of homes have been affected by this faulty product. This lawsuit is expected to increase the amount of people who have to undergo structural foundation repair.

Hurricane Strap Repair

In South Carolina, the building code requires that homes be constructed with hurricane straps. Hurricane straps must be sturdy enough to withstand 110 mph winds and be approved by a licensed engineer. They are typically made of steel or aluminum and are fastened to the top plate of the foundation or sill. If these straps fail to withstand the hurricane, the house will collapse and suffer structural damage. These straps are also known as hurricane anchors, and they must be installed without any concrete covering.

Because a hurricane will send copious amounts of rain, the soil surrounding a home will move and push against the foundation elements, causing damage. Cracks will develop in the foundation and walls will bow. A flooded home can also suffer major damage from sea wall erosion. Fortunately, a reputable foundation repair company can handle these issues for you. So, what are the advantages of using a structural foundation repair company?

Helical Piers

A helical pier is driven into the bedrock below a home’s foundation, creating a solid support base. This type of pier transfers the weight of the house onto the bedrock or stronger soil below, thus allowing the door and window frames to be repaired without tearing up the floors. This type of pier is a great option for residential and commercial structures with unstable soil. In addition to helping homes and businesses remain safe and sound, helical piers also have several benefits, making them the choice of engineers for almost every building type.

The process of installing a helical pier will vary, depending on the type of structure and its location. Because each job is unique, you should research contractors carefully. Ask for references, and look for ones who have experience working with helical piers. You can get the best results by hiring a reputable company with a proven track record. Helical piers are a durable and effective way to repair your home’s foundation.

Foundation Lifting

When it comes to structural foundation repair, you’ve likely seen pictures of a house that’s been shifted several times. Those are usually the aftermath of a foundation repair job. Foundation lifters use a process called “under slab tunneling,” where they dig a small tunnel just beneath the home’s foundation and use hydraulic jacks to raise the house to its new level. The foundation beams are then shifted and support cylinders are placed under them to correct the elevation of the foundation. The resulting lift leaves gaps and clean concrete exposed.

Another method for structural foundation repair is called void filling. This process involves injecting a slurry of soil and cement into an air void left behind by lifting the foundation. However, void filling is not appropriate for all foundations since clay soil must be in its maximally expanded state in order to support the structure. In the Dallas-Fort Worth area, void filling is not common, but is sometimes necessary.

Foundation Settlement

There are many reasons why you may need to consider structural foundation repair or foundation settlement. Improper construction, faulty materials, or an historic home can cause foundation issues. A licensed structural engineer should assess the situation and decide the best course of action. Attempting to fix a problem yourself will only make things worse and may not even fix the root cause. Before deciding to hire a contractor to repair your foundation, educate yourself about the different types of foundation repairs.

A good example of this is a home built on poorly compacted fill soil. Poor compaction of fill soil can cause settlement and damage. If this problem is present in your home, you may need to get it repaired by a professional. However, even if you choose to do the repairs yourself, you should have the foundation inspected by a structural engineer. Then, you can choose the type of repairs that are best suited to your particular situation.

Floor Leveling

Whether your floor has cracked, your slab foundation has shifted, or your soil is unstable, Covalt Floor Leveling has you covered. The company specializes in concrete floor foundation repair. You can count on them for a job well done. They will inspect and recommend the best course of action to correct the issue. Whether you’re facing an uneven floor or a crooked wall, Covalt has the answers.

Cracks or gaps between your floorboards can also be an indication that your foundation is failing. Even if these are small cracks, they could be signs of structural foundation damage. If they are horizontal and match, they may indicate a problem. The company can also use a marble test to detect any damage to the floor. Regardless of the cause, Yellowstone Structural Systems will find the source of your floor problems and provide a thorough assessment of what needs to be done.

In the case of uneven floors, there are different causes and corresponding repair options. Hiring a professional company for Floor Leveling in Oklahoma City will determine which option will be most effective for your situation. Changing the floor joists, for example, will not correct a sloping floor caused by foundation settlement. An improperly instituted repair will end up costing you more money in the long run.

James came over for a consultation and estimate of a crack in the concrete near our garage door. He was on time and very professional. He also was honest and knowledgeable about the issue and didn’t try to sell me on a repair that was cosmetic versus structural. He also made sure I understand what was happening and allowed me to make an informed decision about whether to make the repair now or not. I appreciate him taking the time and even sharing a video of the issue so I could understand. Thanks James! Will definitely refer him for any foundation work to my friends and neighbors. Upon viewing and learning a lot from many of their YouTube instructive videos on foundation issues, I knew I had found the right company in Concrete Repairman LLC. James came out to the house and spent a generous 90 minutes touring every inch of my home’s interior and exterior. Not only did he fully explain all the current issues he was seeing and what they meant, but gave me a point by point list of what I could do to address each one. None of which had to be done immediately and even prioritized which areas to address first. He left me feeling much more knowledgeable about my own home’s condition, reassured me my house wasn’t falling apart (!) and I knew I had just met someone who was a true quality individual who exudes professionalism and courtesy. Every business should have someone like James at the helm.

Luckily, this experience cost me $0 with James and my home’s foundation isn’t as bad as the “other guys” made it seem. Thank you!

I had some questions about my stem wall and foundation in general. James was running ahead of schedule so he called me to see if it would be OK if he arrived one hour early, which worked great. He was knowledgeable, friendly, patient, and answered all of my questions. The woman I spoke with on the phone when I scheduled the appointment was friendly and helpful too. I would definitely use this company again. More about foundation inspections.

A couple of years ago, we had a few concerns regarding some minor stucco cracks and we wanted a second opinion. James knows his craft inside and out, literally. With his mastery of masonry and foundations, he accurately assessed our property and suggested a few ways to prevent issues, largely based on mitigating moisture around the perimeter of the home. His recommendations have helped us have peace of mind. Another company (featuring red and white vinyl-wrapped cars) used fear to coerce a non-refundable deposit payment out of us. James was straightforward that we did not need concrete repair and spent the time to educate us on his findings. He’s “our” concrete expert to help us diagnose future issues! 100% recommended to anyone wanting an HONEST and QUALIFIED assessment.

It probably seems like James does not need YET ANOTHER five star review, but as soon as you work with him you’ll understand that you can’t help wanting to write a five star review. The experience in working with this company was exceptional from the very start. Within 24 hours of calling Concrete Repairman LLC and leaving a message, the admin called me back to schedule an appointment for an estimate. She was friendly, professional, and personable to speak with. James was able to come to our home within the week. My husband and I had several concerns about interior and exterior cracks and had done a pretty good job of making ourselves completely freaked out. James listened to our concerns, comprehensively assessed the home, and went out of his way to both educate and reassure us. It turns out that the “issues” we thought we had were not anything out of the norm. James gave us some suggestions about some regular home maintenance things we can/should do to ensure that normal, little things don’t become big things (mostly involving improving drainage around the foundation). In the end, I was relieved to learn that there was nothing ‘wrong’ with our foundation, but I was also sad that it meant we wouldn’t have the opportunity to see James more. He is smart, funny, professional, competent, and generous with his knowledge and expertise. I really appreciated not only being told that “things are fine” but being given information and facts that helped me to understand and believe that things are fine. I simply can’t imagine any way that this experience could have been better.

We had some major problems with our new vinyl floor buckling and was told by the installer that we had a problem with water seeping in and that we needed to check for pipe and/or foundation leaks. So, I called the Concrete Repairman for an inspection. James came out, took a look inside and outside, was very thorough and explained what he was looking for and what he saw. James determined that it had nothing to do with the foundation/stem wall and made some helpful suggestions to prevent any future problems. His expertise and advice were very much appreciated!

James is by far one of the best contractors I have dealt with. I trust his assessment because he was able to clearly outline the issues and let us know ways we could manage certain things ourselves. He was professional, courteous, and friendly. I would gladly recommend James to anyone who is even the slightest bit concerned they may have a foundation problem. If I need repair in the future, Concrete Repairman will be the company I use.

I had the pleasure of having James, the owner of the company, come out to my house today to check some cracks that were appearing in my foundation stem walls. James quickly identified why the cracks were occurring and what could be done to repair/prevent those types of crack in the future (gutters/grading). It was a huge relief to hear that was all that needed to be done. Appreciate James for his honesty and the time he spent educating me on why cracks were appearing and what actions to take. Would highly recommend to anyone worried about potential foundation issues with their home!

James came out to view my stem wall and foundation issues today. He was extremely knowledgeable and explained my issues and gave me recommendations. My issues were not as sever as I thought so I decided to not proceed with any work at this time. James explained the possible outcomes of my decision, which I appreciated.
I offered to pay him for him his time. As a contractor myself I know time is money and our knowledge doesn’t come without expense to us. He declined payment, but I found my new concrete guy. So when I build he will be my first call.

We used Concrete Repairman LLC to repair a vertical crack in the stem wall of our house foundation, which we had recently discovered. We called Concrete Repairman and spoke to Tiffany, who was Awesome! She scheduled an appointment for James to come out and inspect the crack. James came to our home and explained what caused the crack, which was moisture that was absorbed through the concrete and caused a piece of rebar to rust inside of it. We had no idea this could happen. James even explained what we needed to do after the repair to keep water away from our stem wall. James was Awesome to talk to and visit with when he Inspected our foundation! He treated us like family and gave great customer service! James scheduled the repair in a timely manner and a father and son team arrived to do it. Their names were Frank SR and Frank JR.

The repair was done by removing the rusted rebar and the bad concrete surrounding it. Then, after cleaning the area, a corrosion proof piece of rebar was installed where the rusted piece was removed from. A special concrete that has a very high PSI rating was then applied to rebuild the bad part of the stem wall. After the new concrete was dry, Frank SR and Frank JR even painted it with matching house paint we had! The repair looks better then it did when the house was new! These people did an Awesome Job! They are very Professional and Courteous! We Highly recommend Concrete Repairman LLC and are very pleased that such Quality Customer Service is still around today! Thank You all for A Job Well Done!

I can’t express how grateful (and relieved) I am for calling Concreter Repairman! I’ve been worried about cracks in the walls and flooring of my home built in 1950. James came out and took his time examining my home’s interior and exterior, explaining and educating me about his findings as he went along. Instead of him giving me an estimate for how much the repair work will cost, he assured me there was nothing seriously wrong. Instead he made recommendations for the type and size of rain gutters I need, as well as, where the dirt needs grading away from my home to keep moisture away when it rains. He assured me, doing that will keep my home stable and help with preventing future cracks. I’ll sleep much better tonight knowing there are relatively simple and inexpensive remedies. I’m was amazed by James’ knowledge and integrity. Again, I’m super grateful!

Awesome! James came out to our Father’s home last week because we have an issue with stair stepping on the outside walls.
James began with a thorough inspection of the home inside/out, he was very knowledgable, honest, educated us on a few things and kind hearted.
He gave us a wealth of information and advice on what would be the best solution for our situation.
Everything we discussed really helped put our mind at ease and we are now more comfortable moving forward with the process. I would highly recommend James and his company.

Thankful to have found the Concrete Repairman team. James came out and spent a good amount of time going through our house with us and interpreting what it was “telling” us. He gave honest recommendations and was very knowledgeable. When it came time for Frank and Frank to do our repairs, they showed up on time, where polite and professional. We ended up having an additional area we needed done, and they got us taken care. I would highly recommend this company!

James called to see if he could come early which helped my schedule. He then did a very thorough inspection of the interior and exterior of the house, carefully explaining how my slab and foundation are constructed and what the cause of the movement is. He did not try to sell me on any unneeded repairs but gave great recommendations for preventative maintenance improvements that could be done to prevent any future deterioration.

I had a horizontal crack in a stem wall at the back of my home and some concrete cracking at the base of a garage pillar. After extensive research on various companies I selected Concrete Repairman LLC to do the repair work. Concrete Repairman LLC has excellent reviews and an extremely informative website with videos of the type of work they do.

James, the company’s owner, came to my home for a concrete repair-evaluation and estimate. He spent over 90 minutes meticulously examining the outside of my home and thoroughly explained how the foundation, stem wall, and other components were related. James was very patient and gladly answered my many questions. He was very detailed in his explanation of the type of repairs he recommended, what material would be used, and why they should be made. His wealth of knowledge and many years of experience were easily apparent and provided me with the assurance I needed to make a decision regarding the repairs.

On the day of the scheduled repairs (scheduled for two days), Frank and Frank, the highly skilled technicians, arrived on time and began making preparations to begin work. It was immediately obvious that they both were highly experienced and professional in every respect. I asked many questions regarding the repairs and they both were very generous with their time and knowledge and made me extremely confident that the repairs would be made to the highest standards.

When the job was finished both areas were perfectly cleaned and the cracked concrete was repaired and looked absolutely new.

I’m delighted with the quality of the job, the professionalism of the company and the exceptional skill of James, Frank and Frank.

I highly recommend Concrete Repairman LLC!

Stem Wall Repair Contractors – How to Fix Foundation Cracks

A stem wall is a type of repair that is used to keep water from getting under a house’s foundation. Often, a stem wall is made of oxidized steel rebar. Sandblasting will not remove the steel rebar; it must be cut out of the wall to repair it. These professionals are also trained to waterproof the structure. For more information, visit the website of Phoenix Arizona Stem Wall Repair Contractors.

A certified structural stem wall repair contractor can fix damaged stem walls and rusting rebar or GFRP Bar. This part of your home’s foundation is visible from the outside. This structural element is an important part of the overall structure of the building. When it starts to sag or crumble, it’s time to get professional stem wall repair. You can live in your home while the work is done.

While some companies will only waterproof stem walls, others will do it with a rust inhibitor patch. This patch prevents rusting and is environmentally friendly. The best part is, it won’t leech into the soil and comes with a lifetime warranty. If you choose this method, you can even pass it down in your family. The benefits of a GFRP stem wall repair system are significant. The GFRP stem wall repair system is a viable foundation repair option.

Properly waterproofing your stem wall can ensure that your house will not shift. Once you have waterproofed your stem wall, you can apply exterior house paint or foundation paint. In the case of a stem wall, this process is usually the last step in completing your home’s foundation repair. If your home is on a shaky foundation, you may need to undergo foundation repair Phoenix. This process will include excavation of the soil around the stem wall and waterproofing the entire structure.

There are several methods for repairing a stem wall. The first step involves chipping out the wall and excavating dirt down to the bottom support footing. Then, the contractor will waterproof the entire structure. This step is crucial for a stem wall repair because sandblasting only removes rust from the steel rebar. You will still need to cut out and replace the oxidized rebar.

If you are considering hiring a stem wall repair contractor in Phoenix, Arizona, it is best to find a company that provides a wide range of services. For instance, they may perform concrete lifting, leveling, and foundation repair. The process is usually straightforward and cost-effective. Ultimately, hiring a professional company to fix your wall can ensure your home is safe and secure. If you are unsure about how to proceed, you should seek advice from a professional.

The next step in the repair process is to determine the source of the damage. If you have noticed cracks on the exterior floor, it is likely caused by a foundation problem. In Arizona, stem wall foundations are the most common type of foundation. Monolithic foundations need deep stem walls. A professional in this area can diagnose the problem and provide a solution that is both economical and durable. A professional will also be able to provide you with a free estimate.

Stem Wall Repair Foundation Crack Repair

Stem Wall Foundation Repair Contractors

If your stem wall has failed, the result will be cracking, crumbling, or spalling concrete. While stem wall repair methods will temporarily solve the problem, the issue will return. To stop future oxidation, you can get an electrical cathodic protection system. These systems can cost $20,000 to $30,000, and they are usually meant for industrial facilities. Stem wall repair systems, on the other hand, use composite materials to address the problem.

A stem wall repair company will first excavate near the affected stem wall. Then, they will remove the existing rebar and any failed concrete. They will then install a GFRP Carbon Fiber Rebar, non-ferrous composite. Once this is complete, the technician will coat the stem wall with a cement patch and clean up any debris. While some stem wall repair methods require extensive demolition, the entire process is quick and easy. A stem wall repair company will complete the project on the same day.

The main difference between stem wall repair and other types of structural repairs is the type of work involved. Unlike a drywall repair, stem wall repair involves excavating dirt from the structure to the support footing. This is done to ensure that the wall is waterproofed. A skilled stem wall repair company will use a process called sandblasting to remove rust from steel reinforcement bars. However, this technique cannot remove oxidized rebar. This oxidized rebar will need to be cut out and replaced. More about foundation repair Gilbert AZ.

A stem wall repair contractor can help you avoid expensive foundation repairs by using a concrete stem wall. This process is used to repair small cracks in stem walls that result from water leaking into the concrete. Often, stem walls are in the middle of the wall, which means they don’t show on the outside of the building. However, it is possible to see small depressions in the interior walls due to stem wall settling. These depressions will eventually need to be filled with epoxy paint.

The process of stem wall repair involves pouring concrete over and around structural steel. A typical stem wall has eight to ten foot sections. The steel used for stem walls should be heavy-duty materials and be at least 14 inches thick. It is also necessary to weld and ground the steel sections properly. Lastly, concrete must be mixed in the proper ratio to ensure proper pressure and strength. If you are planning on hiring a stem wall repair service, make sure to consult a professional roofing contractor first.

Before attempting to repair a wall yourself, it’s important to understand how a crack develops. Small cracks are easy to repair, but large cracks are more difficult to repair because they are located further inside the wall. Therefore, you must contact a professional to complete the repairs. This will ensure the best results and your satisfaction. Take care not to rush into any repair project. This may only end up damaging your home or property further.

J-Bolt Repair and Replacement Anchor

A Chandler J-Bolt Repair and Replace Anchor can be a simple process. First, you need to determine the amount of rebar or steel that you need to replace the old anchor. Next, you’ll need to use a twelve-inch-diameter diamond coring machine purchased at a local hardware store. This device measures the tension on the outermost bolt of the anchor. Once you know the correct amount of steel, you can install a new anchor bolt with a split polyurethane sleeve.

Then, choose the correct anchor for the project. If you need a deeper anchor bolt, you can install a welding stud extension. A split-cell polyurethane sleeve is another option for a deep anchor bolt. Then, you’ll install the anchor using a pressure-treated two-by-four or a two-by-six. The installation process only takes a few hours.

GFRP Carbon Fiber Rebar

GFRP Carbon Fiber Rebar is an excellent alternative to steel for Chandler foundation repair projects. Unlike steel, GFRP rebar is lighter, stronger, and more durable than steel. The fibers are available in three to six-meter lengths and 50 or 100-meter coils. They are also 75 percent lighter than steel of equivalent size. Moreover, they are electromagnetic neutral and thermally insulating.

Concrete is a heterogeneous composite material composed of cement, sand, coarse aggregate, water, and minerals. Plain concrete does not hold tension well. Steel and glass fibre-reinforced polymer (GFRP) rebar are added to the concrete to improve its properties. Aside from these benefits, hybrid reinforcement also improves strength, serviceability, and durability. This makes it ideal for use in cold, coastal, or humid climates.

GFRP carbon fiber rebar. It’s lightweight and does not get hot in the sun. Compared to steel, it’s four times stronger in tension and is available nationwide. Its gritty exterior helps bond with concrete. These properties make GFRP rebar a great choice for Chandler foundation repair. The benefits of GFRP Carbon Fiber Rebar are extensive:

The most common foundation repair method in Arizona is the stem wall foundation. Although this is the least expensive, it is not the most stable. This foundation type relies on low moisture levels in the soil. Additionally, the footings of a stem wall foundation must be placed in undisturbed soil. While this method does not require the use of steel, it does require extensive construction and requires extensive foundation repair.

Foundation Contractors

Before you hire foundation contractors, make sure you know what to look for. A good foundation company should have a certification card and ongoing training. They should be familiar with 20 standard types of foundations. If you have a problem with your home’s foundation, it is important to hire a foundation contractor who has experience in your area. Choosing the wrong one will only lead to a costly mistake. Read on to learn more about foundation contractors.

If you see cracks in concrete, you may need foundation repair services. A foundation repair contractor will know how to fix post tension cracks, horizontal cracks, and oxidized rebar. They can also fix oxidized rebar and Tension Ties Straps. These contractors have extensive experience in dealing with foundation cracks. Make sure to hire a company that provides guarantees. A foundation contractor with a history of success will have a track record of high-quality work.

Foundations can be divided into two types: individual footings and pile foundations. Individual footings are the most common type of foundation, and are used when the overall load of a building is supported by columns. These are concrete pads connected by a horizontal plinth beam that sits on the ground. During construction, foundation contractors should measure the soil conditions, and use a specialized computer program to make sure that each part of the foundation is properly anchored.

Foundation contractors can repair cracks in a home or business. Whether the foundation problem is in the slab or bricks, cracks in drywall, and doors sticking in the frames are all signs of a foundation problem. Proper foundation repair may require the installation of more support under the house. Basement stabilization techniques should also be implemented. Listed below are a few foundation contractors you can call for a free estimate. So, go ahead and make sure your new business has a strong foundation!

Choosing a foundation contractor is important because the structure of your home depends on its foundation. A professional foundation contractor with a Diamond Certified certification will make sure the foundation is properly laid to prevent any tremors from occurring during the construction process. A foundation contractor should know what restrictions may apply to the foundation project you choose and whether it is required to obtain permits and other construction permits. Finally, it is important to choose a foundation contractor who is trustworthy and qualified.

Soil conditions can be a huge factor in foundation problems. Arizona is filled with clay soils, which expand and contract at different rates. This inconsistency will weaken the support of your foundation. Standing water and excess moisture can also cause problems. A lack of drainage, improperly maintained gutter downspouts, and negative slopes near the foundation can also cause problems. When these conditions happen, the foundation will begin to shift and will need foundation repair or replacement. More about expansive clay soil.

Concrete spalling is caused by a variety of factors, including freezing and aging. It can cause cracks as thick as 5 inches and expose rebar. In cold climates, freezing is a contributing factor. To prevent this, you need a specialist that specializes in foundation repair. In Chandler, AZ, we’re proud to be one of the most experienced companies in the area. Here are our services.

Concrete is a durable material used for a variety of construction projects. Even if it’s sealed, it’s not immune to the effects of the elements. Untreated concrete will eventually spall, just like untreated wood, compromising the structural integrity and supporting loads. It’s important to contact a professional in Chandler AZ to prevent any further damage to your home or business. We provide affordable spalling repair in Chandler, AZ.

Horizontal Crack Repair Chandler Arizona

If you notice that your home’s exterior walls are showing signs of cracking, you may need to contact a Chandler stem wall repair contractor. This type of work is done using a steel or concrete stem wall that is inserted into the footing and acts as a foundation for your home. Having this type of repair done can save you money in the long run by preventing the need for costly repair work.

Although most stem wall repairs fail because the concrete is porous, you can attempt to do the repairs on your own. While small cracks can be repaired by yourself, larger cracks require the services of a professional. This is because large cracks go deeper into the wall, which makes them more difficult to repair. Fortunately, there are plenty of professional repair services in Chandler Arizona that can walk you through the process. First, you should understand the root cause of the crack.

Another type of horizontal crack repair involves repairing the rebar in the stem wall. This type of crack typically follows the horizontal and vertical lines of mortar on a block foundation. If left untreated, these cracks can weaken the foundation wall. The cracks may require foundation repair as well. Horizontal cracks are particularly common in new construction and often occur as a result of unbalanced soil.

Another type of foundation repair is required when the rebar is corroded. Sunken concrete can cause uneven surfaces and pose a tripping hazard. Similarly, horizontal cracks in the outside stem wall are signs of serious problems with the foundation. Horizontal cracks are often caused by oxidized rebar, which causes the concrete to spall. When these cracks get big enough to compromise the foundation, a professional will perform a foundation repair.

J-Bolt Repair and Replacement Anchor

For repairing foundation damage, a professional contractor should install a J-Bolt Repair and Replacement anchor for stem wall repairs. This anchor is usually made of concrete and is installed in the basement wall. If it becomes loose, a professional contractor can replace the bolt and get the foundation back to its proper position. To avoid the risk of future foundation damage, you should hire a professional to install the new anchor.

If a damaged anchor bolt has separated from the wall, it can be repaired using mechanical couplings or welding stud extensions. For a ‘cup and cone’ failure, lateral shear or corrosion has damaged the threaded region. The repair process may be complex but worth the time. Even if the anchor is damaged only slightly, a new one should be installed to prevent further damage or traffic disruptions.

A J-Bolt Repair and Replacement anchor is an important step to prevent future foundation damage. Proper installation requires knowledge of the location of a building’s foundation, its depth, and its orientation. The new anchor should be at least seven inches deep, with a protrusion of 8-12 inches. Make sure to consult with your local building department for regulations before proceeding with the repair.

When performing foundation anchor repairs, you must make sure that the bolts are long enough. Short anchor bolts can cause foundation walls to buckle. If you want to avoid these problems, choose a bolt with sufficient length. It should terminate in a concrete mat below the concrete foundation. This prevents horizontal cracking and also adds a post-tensioning effect to the structure.

Post Tension Foundation Repair Chandler Arizona

When your home is settling and the soil around it is expanding, it may be time to consider post tension foundation repair. The concrete mix used in these structures is usually three thousand psi and stretches as the cables are tightened. It will also elongate to allow the foundation to support your home. While this process is more expensive than other types of foundation repair, it is worth the cost to protect your home and your investment.

If you notice a crack in the foundation or walls, it’s time to contact a professional foundation repair service in Chandler, AZ. You should never attempt to perform repairs on your own. You can make the issue worse by not finding and removing the source. Only a professional will be able to properly perform these tasks. After all, the goal is to restore your home’s stability. So, if you’re considering this option for foundation repair in Chandler, Arizona, read on to learn more about how this type of foundation repair can help you.
