This construction joint here seems like a small heave or movement down here but the floor covering is concealing it
Going outside and around this corner over here number one is vertical break in the foundation
Another vertical break another vertical break couple more down here then we have a horizontal break here at number two
When moisture oxygen and steel get together the steel oxidizes and expands up to five times in diameter creating this crack
The scores on the crack along here this steel rebar needs to be chipped out cut and removed and a new piece of steel of number four bar encapsulated with rust inhibitor epoxies reinstalled with structural grout waterproofed and painted
Most homes here in the valley are only 24 inches deep the stem wall foundation type and they’re very susceptible to soil moisture content
When the soil moisture content reaches a high enough level it can no longer hold the vertical pressure that is being applied then the foundation starts going down causing these vertical breaks
Just a note here right here at this threshold these are construction joints they’re very typical nothing to worry about
The foundation comes up and it’s blocked out goes down comes back up and continues the interior floor is poured out to the vertical face of this foundation
Number three we have a vertical break that’s suggesting that going that direction it went down this is an irrigated lot the crack is larger at the top than it is at the bottom it is a fact it is moving downwards
Number four number five construction joint this used to be a threshold the doorway used to come out here in this area
I’m gonna go into this room right here it seems like the moisture comes up and can get underneath this slab of concrete and affect the foundation
Number seven there’s a crack in the slab right here it’s not heaved up a lot but if you’re going to put a rigid material down on this floor you definitely want to have this ground and stitched and then your tile guys are going to put their fibered felt down to help protect from the crack going up through the tile
Now we’re back outside at the front of the home number eight looks like there’s something going on there for sure
Looks like it’s expanding or at least shifted and should be chipped out and investigated a little bit more
Repair is suggested number nine vertical breaks the foundation wall right there and right over here our stating that the foundation broke in these two locations and is moving down
There are termites in this area that have been identified by the termite company
The planter is probably holding water or has been irrigated to some degree rain water is also filling it up causing a little bit of water damage on the inside
By putting six inch aluminum seamless rain gutters on here with brackets to hold it out straight and dirt grading is recommended
Going around on this side number ten the reinforcement steel is starting a horizontal crack along here and there are other vertical breaks in this area as well so there is movement
The dirt grading is such it is holding water whatever water comes in this geographic area the paint is peeling off and the concrete has spalled
Spalling definition is the degradation of the surface of concrete whether it’s vertical or horizontal

We’re here at home in Gilbert Arizona walking into the garage to number two
This control joint is opening up slightly which is an indication that there’s too much moisture on one side or the other or both sides causing this heave to come up and if the foundation is going down from settlement
This is the interior floor number three has a crack running through in this direction so if that is the case there’s too much water over here on this side at least in its history and causing a separation in the weakest part of walls or doorways windows and thresholds and drywall joints
So we do have some cracks opening up in these drywall joints and all of this is indicating that we’ve have too much water in the history around this house
Then there are vertical breaks number four these vertical breaks are small their hairline but they tell a story and here’s another one number four and what it says is that these vertical breaks the foundation broke and broke in two areas
Right here it is in fact moving down because the facts are saying that it is moving down there because the vertical breaks the heaving on the floor
Then number one over here is another break in the foundation it seems to be pretty significant so go around on the other side we have this foundation right here in this corner going around the other portion of the home and this is a little pop out foundation for the garage
Right there at that joint is where that crack is on the interior it should be repaired
This is a hurricane strapped back behind there number five this hurricane straps also known as a Simpson tie-down strap there’s another one right there
That’s not rusting too bad and this vertical break right here almost seems to be a control joint
Number six control joints are when the foundation comes up and it’s blocked off and then it’s continued
That could have happened here not quite for sure exactly what took place but it’s a looks like a control joint for sure
It’s pretty much straight up and down very defined as separated this should be patched as well and waterproofed the dirt grading here in this area is holding water
When soil holds water and it dries out you’re going to get these shrinkage cracks and light subsidence
It’s going to go down a little bit as well you can really see a significant significance of this right here where it’s holding where that crack is
In the corner on the interior of the garage and then the soil shrinks and then you get this separation of the soil next to the foundation wall which is inviting even more water down deeper into the foundation so over time the foundation is going to move down faster and faster
So I’m recommending that dirt grading be put in here to slope the moisture out of this area
Number seven this is also a hurricane strap it’s rusting it goes down into the foundation on this side in this side and it comes up 24 inches
It’s got a lot of nails in it and it can easily be repaired and should be
Here’s one of those foundation bricks that we’ve seen on the interior of the garage
The interior floor is poured out at this threshold to the same area of the vertical wall of the foundation right there so that’s a construction joint
Construction joint on a stem wall construction type foundation will always be as the thresholds and patios and stoops very typical
Number eight is also stating the same thing the interior floor is poured out to the vertical face of the foundation here
There’s always going to be a construction joint and this is how thick that interior floor is about four five inches
Coming around to number nine is the weakest part of walls or doorways windows and thresholds so at the corner of this window we got a horizontal break
Over here to this other window then it comes up to this area and then right up there
The crack is larger on the top than it is on the bottom so there is stress in the roof structure of this home and how this occurs is the rainwater is going off this way and over time there’ll be cracks running through the interior floor heaving up the floor
The foundation is are going down causing cracks in the ceiling drywall
These horizontal cracks coming off of this window going horizontally means that the roof trusses want to hold themselves up and the foundation wants to go down and it causes a crack right across here horizontally
Number 10 is right up here the separation at this corner of this window and I can’t go into the neighbor’s yard but it seems to be that there’s reasonable amount of dirt grading on the other side
I am recommending dirt grading and rain gutters for the entire home
We live in Arizona it hardly ever rains in Arizona hardly anybody’s got any rain gutters that’s pretty much the thought process of most people here in Arizona
However the foundation is only 24 inches tall from the interior floor height to the bottom of the footing where it sets on top of the soil so if it if the soil is saturated then it starts going down causing cracks in your floor and floor tile
Because of the movement going down and also cracks in the ceiling and in the drywall which are located right up here right there and around the corner as well
So it does have stress and again six inch aluminum seamless rain gutters four-foot downspout extensions and dirt grading
There’s also a crack right here at number 11 number 11 has a crack right in the tile right there
At that location all rigid material is going to crack if there’s movement that of the structure that is sitting on
Going into this room number 12 this corner shows signs of shearing
Shearing is a little tiny crack that you see right here in this joint
This is an interior wall setting on top of an interior floor this is an exterior wall setting on top of a perimeter footing
When the perimeter footing wall goes down separately than the interior wall you’re going to get this shearing that’s happening right here in this corner

Dirt gets wet below the paint line the moisture comes up traps the efflorescence in between the paint and the vertical wall of this foundation chewing into the vertical foundation wall removing the paint
Over here on this side number two you have vertical breaks in the foundation here there and there suggest that the foundation is moving slightly down caused by moisture near a shallow foundation here in Arizona on this home
Going inside we’re inside now number three and it’s very slight that it is suggesting that this home needs rain gutters a very small hairline attack right here in this joint
It’s very difficult to see but on your left is the perimeter foundation while sitting on top of a perimeter footing and on the right is an interior wall sitting on top of an interior floor if the perimeter foundation moves separately then the interior floor you will get a shearing crack in this location which there is in a very infant stage suggesting this home should have rain gutters
Number four there’s a crack coming right off of that corner
I take that back and it is not a crack that is texture
Going upstairs going in the master number 5 is also shearing there’s very slight shearing crack that looks like it’s been patched over before a little bit of patch material and it’s just suggesting that rain gutter should be applied to the exterior of this home
Number 6 slight shearing in these corners very slight also suggesting rain gutters
There’s nothing more in these other rooms very stable
Going to the backyard into the garage and number 7 this is a control joint this control joint is opening up slightly which is suggesting that it is moving upwards
With that information and there is a wide crack running just off of this corner going across the garage which is not only suggesting but it means that rain gutters should be put on all the way around this house
Because we live here in Arizona hardly ever rains in Arizona hardly anybody’s got any rain gutters it is an arid climate
The footings don’t have to go as deep as if it were freeze and fall climate
The bottom of footings go down to undisturbed soil which is very shallow
That’s why you have to be concerned with moisture near your foundation holding up the vertical load pressures
Going outside here it’s gonna take two hands number eight is just right outside this garage door stoop area and right up here where this roofline meets the home there’s a little crack coming off of there it’s suggesting that this section is moving independently than the main home area so rain gutters can solve this to keep it from moving any anymore
Also number eleven this rain water is coming off of here landing here in this trap behind this wall and there is enough room near this foundation area that you could contour the dirt grading to where it can go out of this area and rain gutters
As we come over here on the patio we start seeing some paint peeling off and then where this little nook pops out at the patio there’s a little stress coming in over here stress at the windows
We come around the corner and this has been patched over before and this is effervescence salt deposit left behind
How this occurs is when you trap it so the paint or in this case the patch material is only patched down to the top of the dirt the dirt gets wet below the patch material the efflorescence salt is transported by moisture so the soil gets wet below the patch or the paint comes up underneath and the moisture evaporates up leaving the salt deposit chewing in to the vertical wall of this foundation causing spalling spalling is the degradation of the surface of concrete whether it is vertical or horizontal this should be repaired and waterproofed below the moisture line in the soil and that will stop this from continuing
I’m suggesting we repair it from this corner all the way around to the front of the home that was number 9 number 10 we still see the same situation happening here

We have some stress fractures going through the drywall and the likely place a weakest joint of drywall it’s going to be the drywall joint
We have another small fracture out here this is telling me that there’s stress on the roof and if stress is being caused by water saturation around the perimeter
I did feel a slight heave right here in the floor this coming right off of this corner and over here in this corner
I have a separation at the weakest joint which is going to be doorways windows and thresholds
This crack is continuing over here which is suggesting that we have a little bit of movement
Over here on this side of the home there’s just a slight indication of shearing right there
In the corner you can see that little kind of tiny crack
This is probably earliest that I can show you start coming up the wall this is indicating that there’s a little bit of movement over here
I’m looking up a little high and then right here by this back door right up in here at this corner there’s a little itty bitty tiny crack up there so all of this is indicating that there is a little bit of settlement going on and the post tension cables are tightened to 27 to 30 thousand psi
Now we’re outside all of this rain water coming off of this area in this area and the other one is all just pounding this area here and we have a sidewalk basically a dam holding all of this moisture in and when this moisture gets held in it’s going to go in between this entry and that foundation slab there and it’s going to evaporate up leaving a fluorescent salt deposit left behind from evaporated moisture chewing into the concrete
That is the same thing that’s happening all the way around this house
The paint’s painted down to the top of the dirt the dirt gets wet below the paint line the moisture goes in and evaporates up leaving the salt deposit
The moisture is a transportation of this salt deposit and this cycle continues until choose into the concrete enough to the laminate the paint
This is happening all over this foundation however
I will be going over here on this side and this is a post-tension foundation and what I’m looking for are these two rust dots
This is patch material right back behind there is the cable with two half moon wedges holding that 27,000 psi
The rust however on these two pins it takes moisture oxygen and steel get together causes oxidation
Oxidation has a low voltage current so there’s moisture and oxygen going through here
Back behind here is a hairpin the hairpin is number four rebar which is half-inch and it will grow to two and a half inches in diameter and will eventually break this whole side and this is going on all the way around this house at these post tension cables
So the repair would be in is in dire need of patch repair waterproofing in painting dirt grading at an elevation brings this moisture away from the foundation and rain gutters all the way around the house
Where the rainwater comes down and disperse that rainwater over top of that sidewalk so it has its best opportunity to go down into the valley gutter where it’s supposed to be
So dirt grading patch repair paint and waterproofing and exterior house paint is going to stop the oxygen and moisture from getting to this rebar that will assess abate on the inside breaking out this entire wall
That’s where this is going to and it’s starting so this would help slow down and even stop this from continuing to assess abate itself
Also because post tension and it says right here and usually all garages will have that stamped in it post tension foundations are only 12 to 14 inches tall where it sits on top of the dirt
Well the dirt gets wet below the vertical wall of this foundation and then it’s kind of like a 10-pound bowling ball on top of mud it’s gonna sink causing vertical breaks
These vertical breaks look just like that they are vertical break which means that this monolithic foundation post-tension it broke there
So that means that this side is going down slightly and there are a few sever ones across here which this side that side over there and then the opposite corner are all three moving down causing the stress in the roof causing the crack in the ceiling drywall where we were just inside viewing
