The first step in repairing foundation problems is to identify the cause of the problem. Stem wall foundations are the most common type of construction that require our repair services because they are both the least expensive and the least stable kind of foundation and are the most popular type used in Arizona home construction. This is mainly because most home builders assume that there are low levels of moisture in the soil here is the Phoenix Arizona area. Due to Arizona’s arid desert climate, and not a freeze and thaw climate, only shallow stem wall footings are only required to go down to the undisturbed soil layer.

Because the stem walls of these foundations are only 18 – 24 inches deep, the moisture content of the soil must remain at low levels. When moisture builds up around the stem wall footing and the foundation’s substrate soil on which the foundation rests, the soil can shift and move under the weight of the vertical walls, and roof of a home significantly enough to cause upward heaving in the interior areas of your home. This leads to uneven interior floors, broken tile, interior and exterior cracks and dangerous structural instability of the building.

This is commonly misdiagnosed by most engineers and other foundation companies that blame this on the old scare tactics and claim your home was built on “Expansive Soil.” Because these professionals don’t know exactly what is going on, they blame it on expansive soil, without any further explanation. Expansive soil is real, and is well documented, but is not the reason your floors heave up and your drywall starts to crack. I prove this wrong everyday with a simple test, that takes about 60 seconds, as long as there is no floor covering.

It is important to note that if you are talking to someone about the foundation damage your home has you will want to be sure you are talking to the actual contractor that will be doing the work and not just a salesman that is only interested in the commission they will get for selling the job.
