Where the stress is is right here do have foundation movements light settlement

Controlling the water on the outside of these shallow foundations here in Arizona by using dirt grading to slope the moisture away from your foundation and six inch aluminum a seamless rain gutters with downspouts combination will solve this issue

Number two we have a floor crack running through here and I’m gonna do is take a knife here and right here at this location this is the crack that’s in the floor and it’s heaving up slightly and it’s cracked this tile

Along this direction this way this area down here is a different elevation for these two construction joints meet or elevations meet is the weakest link and it seems like it’s probably a keyway joint likely that has been inserted prior to pouring the concrete and it could be somewhat sporadic but it’s in the right location in this wall for a keyway joint

Moving into this living space here in the front number three also indications of shearing.

In this location number four shearing also here.

Number five is up here stress in the roof has been indicated from the moisture on the outside of this home where the rainwater falls near the foundation and accumulates

Going outside out here on the patio this is likely and it is Hollow this patch material slurry coat is very weak and this is basically a straight line so the footing and interior floor where they come together as a construction joint no reason for a concern here

In this area is typically number seven is right over here that’s the rest of salt deposit is left behind from evaporated moisture

The moisture is coming in over there on that corner going in between the foundation wall and the patio slab going underneath this expansion and then wicking up and evaporating leaving the efflorescence salt deposit concentration

Removing the paint and patch material this is a pouch material has been patched over before

Simply just stop the water from coming in over there on that side by dirt grading to push this water away from the home

Going around here to the front of the garage number eight this is a hurricane strap

From the angle goes into the footing comes up here two feet

It’s got a lot of nails in it and it helps hold down this side of the roof when we have these haboobs and storms with high winds

However this horizontal crack right here is oxidized rebar in this concrete foundation wall at this location

This is a vertical break coming down and this is a vertical break coming down in this foundation so the crack is bigger at the top than it is at the bottom which suggests from that direction it’s going down causing this vertical break

There are several vertical breaks along this area over here on this side this is also a hurricane strap back here

They’re in the right location we can simply patch repair and oxidize rebar we put epoxy rust inhibitor on it and patch them back

Now location and number 10 location this area is also hurricane straps you can tell it’s a hurricane strap by that angle of the crack on this side

That’s a construction joint another construction joint another construction joint another construction joint very typical in this type of construction no need to for concern

However there has a man patch material put on here a slurry coat going this direction looks like to cover up a crack

Basically there’s some more efflorescence salt so we’ll go in the backyard over here on this side now

Here we are in the backyard side yard and efflorescence salt deposit is present we have horizontal break which is the interior oxidation or chloride ion drive of the reinforcement steel that’s expanding up to five times the size in diameter from half inch to two and a half inches

Vertical breaks are present a vertical break is present this continues continues over here you can definitely see the salt deposits it’s falling on that area

Number 12 this is the vertical break quite large actually so from this direction that way is holding way too much water and causing this crack to occur in this location which is roughly the same location as the crack on the interior floor

This patch material here is covering up that horizontal crack this is a piece of steel rebar right there it’s rusting and broke the top off

There’s also another one running through here all the way around so the repair would be from the front patio of near the patio of the home at the construction joint forward this way to the backyard corner

This concludes my investigation foundation inspection summary of this location
