We had some major problems with our new vinyl floor buckling and was told by the installer that we had a problem with water seeping in and that we needed to check for pipe and/or foundation leaks. So, I called the Concrete Repairman for an inspection. James came out, took a look inside and outside, was very thorough and explained what he was looking for and what he saw. James determined that it had nothing to do with the foundation/stem wall and made some helpful suggestions to prevent any future problems. His expertise and advice were very much appreciated!

I had the pleasure of having James, the owner of the company, come out to my house today to check some cracks that were appearing in my foundation stem walls. James quickly identified why the cracks were occurring and what could be done to repair/prevent those types of crack in the future (gutters/grading). It was a huge relief to hear that was all that needed to be done. Appreciate James for his honesty and the time he spent educating me on why cracks were appearing and what actions to take. If you are looking for a professional, honest and knowledgeable business to do you foundation repairs look no further. After recently purchasing a custom home in the Arcadia area in which out realtor rushed us through inspection without getting an “expert opinion” on our foundation, we thought we had a total mess on our hands. Nowadays it is rare to run into an honest company that doesn’t have an angle, especially when they see a multi-million dollar home. James was unbelievable, he spent his valuable time assessing the foundation, providing suggestions on how to improve environment and letting me know I didn’t needed repairs. Absolutely blown away by his honesty. He is a rare gem in this world!! I will use him and recommend him to all my friends and associates for foundation repairs!!! Thanks James!!!

How to Do a J-Bolt Repair

Do you know how to do a J-Bolt Repair? There are a few steps you must follow to perform a J-Bolt Repair. You must first prepare the concrete for the repair. It is important to prepare the concrete thoroughly. Then, you must insert the J bolt into the concrete at an angle. Make sure to wiggle the bolt to remove any air bubbles. When you are finished, stand the bolt straight up and smooth the concrete surface with a small float. J-Bolt repairs in stem wall construction.

If you cannot find a J-Bolt, you can always try to make one by using a two-by-four or a two-by-six. Pressure-treating them will give the J-Bolt the right amount of strength. For example, if you break the nut on a nail, you can use a nut-lock washer instead. After applying the nut-lock washer, make sure to place the fuel strap on the correct side.

You may be wondering why a J-Bolt needs repair. J-Bolts are steel bolts of varying lengths with threading on the top and hooked bottom. The hook of a J-Bolt is designed to latch onto rebar embedded in concrete. Half-inch-diameter J-bolts are typically used for anchoring walls to concrete. Despite its name, spalling concrete is not an uncommon occurrence.

A GFRP Composite Stem Wall Repair System is a great choice for foundation repair. The material is environmentally friendly and will not leach into the ground, which is good news for those concerned about the environment. Depending on the location of the crack, it may be a sign of a larger problem. It might be an earthquake, or it could be the result of foundation settlement. If the crack is small, it can be repaired easily, but if it’s large, it can be more difficult. It’s also best to contact a professional. If the crack is large or deep, you should contact a professional immediately. More about stem wall repair Tempe Arizona.

You may also be able to get insurance coverage for the work. If you’re unsure about the cost of foundation repair, you can contact Concrete Repairman LLC in Tempe, Arizona. They’ll provide you with a free estimate on the cost and repair of your damaged home.

For homeowners in Tempe, stem wall foundation repair is a top priority. In addition to repairing a crack in the wall, the repair can solve other common problems with your foundation. If you’re worried about the cost of stem wall foundation repair Tempe Arizona, you may want to hire a professional. This way, you can avoid costly mistakes and save money on the job.

James educated me on what is happening to my foundation and my slab in my home. He explained in detail why certain cracks in the slab or foundation were occuring, pointed out shearing in some corners of rooms and why it was happening. As he was educating me on what was happening by looking at the inside and outside of my house room by room – he explained WHY. The diagnosis was water getting under or around my foundation in various area and the cure is keeping the water away from these area by using gutters, grading the soil away from the foundation and stopping all irrigation near my foundation. He literally educated me and didn’t try to sell me anything. Now I have work to do…gutters, landscape changes…ugh. Thanks James for educating me!! I will definitely recommend you for anyone who has issues/concerns w their foundation.

James, Frank, Frank, and Bryan did a awesome job of the leveling two rooms in our home. As always they were on time, very careful, respectful and most of all very professional. When they were done, you would never know that they were here, other than a great work they had done.

It probably seems like James does not need YET ANOTHER five star review, but as soon as you work with him you’ll understand that you can’t help wanting to write a five star review. The experience in working with this company was exceptional from the very start. Within 24 hours of calling Concrete Repairman LLC and leaving a message, the admin called me back to schedule an appointment for an estimate. She was friendly, professional, and personable to speak with. James was able to come to our home within the week. My husband and I had several concerns about interior and exterior cracks and had done a pretty good job of making ourselves completely freaked out. James listened to our concerns, comprehensively assessed the home, and went out of his way to both educate and reassure us. It turns out that the “issues” we thought we had were not anything out of the norm. James gave us some suggestions about some regular home maintenance things we can/should do to ensure that normal, little things don’t become big things (mostly involving improving drainage around the foundation). In the end, I was relieved to learn that there was nothing ‘wrong’ with our foundation, but I was also sad that it meant we wouldn’t have the opportunity to see James more. He is smart, funny, professional, competent, and generous with his knowledge and expertise. I really appreciated not only being told that “things are fine” but being given information and facts that helped me to understand and believe that things are fine. I simply can’t imagine any way that this experience could have been better.

When is a Crack in the Foundation Serious?

When is a Crack in the Foundation Serious?

Foundation Cracks

There are different types of foundation cracks. The first type of crack is a nonstructural one, and it won’t harm your house in the short term. This type of crack is often caused by shrinking concrete. But it can cause problems for your house over time. Cracks can grow larger, spread, and become structural. If you see a crack in the middle of your home’s foundation, it may be a sign that you should have it checked by a professional.

If a crack is horizontal, you’re probably facing a serious problem. Hydrostatic pressure on the outside walls of a home can cause foundation cracks. While most foundations are designed to withstand water pressure, additional pressure can cause major damage. Flooding and heavy rains can cause additional pressure on a foundation, causing it to collapse. This means foundation repair is necessary as soon as possible.

Water can be damaging to a home’s foundation, as well as causing fungus and mold growth. Any crack that admits water is a serious problem. Depending on the nature of the water source, the problem can be remedied without destroying the home. The first step is to identify the source of water. You can use gutters to divert water away from the foundation, or you can build a slope in your backyard to drain the water away.

A structural engineer will be able to evaluate the problem and recommend the proper course of action. This professional will also be able to recommend which contractors to hire. A reputable structural engineer can also provide you with a warranty that covers repairs for foundation problems. If you have any doubts, you can negotiate with the seller. If the seller can’t afford repairs, you might have to settle for an as-is sale. If you are not able to get a home loan, you’ll have trouble securing a mortgage.

Once you’ve spotted a crack in your foundation, you’ll need to fix it. In some cases, it can be repaired using wall anchors, carbon fiber wall straps, and epoxy injections. Others may require structural repairs. When you’re looking for a solution, you’ll want to consider your options. And it’s important to remember that not all cracks are the same.

When buying a new home, you can check for signs of foundation problems. Some cracks are obvious, such as window frames that are swollen. In addition, doors and floors may not be able to open and close, indicating that the foundation has shifted. Some foundation shifts will cause major cracks, but subtle slopes can be overlooked. When comparing prices of old homes, make sure to consider your budget as well.

To ensure that the foundation crack isn’t serious, you’ll want to hire a qualified professional to inspect the home. A qualified foundation engineer can check your home’s structure and suggest a course of action. If you’re not sure, it’s better to hire a professional, such as a structural engineer. The cost of foundation repair can be thousands of dollars, so it’s essential to avoid the problem from the start.

Foundation Cracks –  How To Fix Foundation Cracks in Stem Walls

PhoenixMesaTempeChandlerGilbertAhwatukee, Scottsdale Foundation CracksFoundation Cracks

What is the Best Way to Repair Foundation Cracks? A well-trained contractor can determine what the problem is and then determine the best way to fix it. While this process will take several days, some foundation cracks are caused by improperly poured concrete. For example, if the slab is uneven, cutting away sections of the concrete base may be necessary to get the cracks fixed. An experienced contractor can provide you with the cutting methods to repair your foundation cracks properly.

Many homeowners think that they can handle foundation cracks themselves. While they can be costly, it’s often best to hire a professional to inspect and repair these cracks. Getting a professional inspection will also allow you to pinpoint the exact problem causing the cracks, which will reduce your repair cost. Here are some of the most common types of foundation cracks and how they can be repaired. You can also call a home inspector to see if your home is at risk for foundation cracks.

Another type of foundation crack is super-thin. These cracks are often caused by seasonal changes and shrinking concrete. These cracks can be repaired with epoxy-filled concrete, which is flexible enough to bend with changes in the wall. This will prevent the crack from spreading and causing further damage. If you suspect your foundation is in danger of collapse, call a foundation repair expert immediately. For more advanced problems, consider piers. But they may be more expensive than you think. More about stem wall cracks.

Before hiring a contractor, determine how much it will cost to fix the problem. There are many different methods available, and the most common way is to hire a professional contractor. A contractor who has experience with fixing foundation problems can tell you how much it will cost to repair the problem. In addition, a contractor can give you an exact estimate of how much the repair will cost. If you’re not comfortable working with a contractor, consider calling a professional and requesting a quote.

Expansive soil is another cause of foundation damage. Expansive soil is clay-based and swells when wet or dries. Expansive soil can be damaged by earthquakes, temperature changes, or even flooding. If you’ve recently had flooding, you should check for foundation damage. Taking care of the problem early will prevent it from spreading and costing you more money in the future. And by hiring a professional, you can ensure that your home’s foundation isn’t going to fall apart.

The most common type of foundation cracks is vertical cracks. These cracks run from top to bottom and aren’t as severe as horizontal cracks. If they’re horizontal, they usually mean that the foundation isn’t balanced properly. This could lead to a buckling or a leaking basement. However, there are some types of horizontal cracks that require extensive repair. In these cases, you should contact a specialist who specializes in foundation crack repair.

J-Bolt Replacement Repair

How to Replace a J-Bolt Anchor and Replacement

When you need to install a new anchor bolt, you will need to know how to do it properly. This will prevent you from having to replace the entire anchor. However, not all anchor bolts can be repaired. In fact, some may be beyond repair. Luckily, there are many ways to replace the anchor bolt without spending a fortune. Read on to learn more about these alternatives. J-Bolt Anchor Replacement

When choosing a J-Bolt Anchor Replacement, make sure you use a high-quality, high-strength version. These anchors are available at many places, including construction equipment stores. Make sure to read the manufacturer’s instructions carefully to ensure they will be in

stalled correctly. For example, it is very important to check the threaded part of the anchor bolt before you install it. Using a wrong size anchor bolt can damage the structure underneath.

In order to replace a J-Bolt Anchor Replacement, you must first determine what the anchor can hold. You will need a strong, preferably pressure-treated two-by-four or six-inch wood. If you can’t find a suitable one, you can purchase a two-by-four or six-inch wood and pressure-treat it to prevent corrosion. Once you have done this, it is time to replace the anchor.

If you do not have access to a power drill, you can try using a Bolt Extractor to remove the existing anchor. This will allow you to drill a new anchor to the required depth and maintain the outside diameter of the existing anchor. The process should take no longer than fifteen minutes, and you will have a perfectly installed anchor. Just be sure to follow the manufacturer’s installation instructions when installing a replacement anchor.

The first step of J-Bolt Anchor Replacement is to determine the tension force in the outermost bolt. If this is above the recommended force, you can use a welding stud extension. For a deep anchor bolt, you can use a split-cell polyurethane sleeve to isolate the upper stud from the lower one. If the anchor bolt is near the surface, you can use a wood toothpick to fill the hole and snap the new anchor bolt into place.

Before hiring a Foundation Contractor, you should do some research. Before you make a decision, you should get a few estimates. These estimates should cover your costs and the contractor’s insurance. This is particularly important if you are working with a large job that involves a lot of money. In addition to requesting multiple quotes, you should also ask for references. If possible, you should ask the contractor about waterproofing your home. Once you have a few estimates, you should interview the contractors to determine which ones will give you the best value for your money.

When choosing a Foundation Contractor, make sure they have a warranty. While warranties are important, the warranty is only as good as the company that backs it. Make sure you choose a company that offers a nationwide warranty. That way, you will be able to trust them. And as a bonus, a national company will guarantee their work. If you’re considering hiring a Foundation Contractor to repair your home’s foundation, make sure you understand all the terms and conditions. In such cases, you may even need to remove your home for a while, which can disrupt your life. You might even have to pay for an extended period of time while the repairs are taking place.

The most common symptom of a sinking foundation is noticeable dampness under the home. This is often visible, and can even be spotted as a small puddle. Alternatively, you might find cracks in the drywall surrounding your windows or doors. These cracks are the result of moisture collecting along the perimeter of the foundation’s surface, causing your walls to become damp and brittle. As soon as these cracks become larger, they can cause mold growth.

Some foundation contractors offer composite piles, which are made up of different materials. Steel piles, for example, are made up of two different types of materials, while timber piles are a composite of both.
