Seems like there’s a slight heave in the floor in that location
Going over to number four area over there it goes down approximately one inch
Number two is in here
Number two is a shearing crack running up the wall
Runs here and what this is this is a perimeter foundation while sitting on a perimeter foundation footing this is an interior wall sitting on top of an interior floor
When they move independently from each other there’s going to be cracking in this area
Little separation and then that horizontal crack coming across here
The weakest part of walls are doorways windows and thresholds so when the house moves and settles slightly these weakest links here in the corners are going to have cracks
I can’t verify any cracks in the floor in this main living room area however it feels like there are elevation changes and this area has been repaired before in that area
Since the repair it hasn’t moved there is a crack up here coming off of that corner which is an indication of movement as well
There’s nothing structural here and that would be number three
We’re going to go into number four and number four is also a crack coming off the window from settlement
Number five is also a crack in the weakest link which is doorways windows and thresholds
That’s an indication of movement
Number six is a little slight separation here at the corner of this area
Didn’t find any issues in the bathroom any drywall cracks or anything
Number seven is also this crack right here off of the window you can see it has been repaired before and then since then has come back
Number eight over here in this corner is also sharing a shearing separation that’s been repaired before and there’s a slight crack separation
This can be typical with light foundation settlement
Going out to the garage the elevation of this slab is higher than the slab next to it
You can see that the control joints are opening up slightly which means this is heaving upwards
Heaving upwards means that the foundation perimeter is moving slightly
Number ten is this vertical break in the foundation wall so from that break this way it’s going down and now we have some more shearing in this corner as well. More about Stem Wall Repair.
Six inch aluminum seamless rain gutters with brackets it does have rain gutters on it already
Now a horizontal break and dry wall means that the foundation is moving down and there’s a slight break right here
You can see that vertical break right there so from that location this way it’s moving down
The foundation is moving down that the wall sits on and then the roof trusses want to hold itself up. More about Foundation Inspection.
So once going down the other one wants to hold itself up and this is an indication of the settlement
The separation between the two in the weakest link which is the drywall joint
In this case it is horizontal meaning just that when the sides that the foundation go down
We know this because of the vertical breaks and also the heaving on the floor you’re going to receive crack in the in the drywall
On the ceiling and there is a crack in the drywall in the ceiling here so the recommendation is there’s there’s nothing structurally wrong with this area or the footings for that matter
It just means that we live in Arizona it’s an arid climate it hardly ever rains but most people don’t understand that these footings are only 24 inches tall from the top of footing to the soil that’s holding them up
So when you saturate the soil to a point to where the soil is saturated to the extent that it can no longer hold the vertical pressure is being applied down to it by gravity and it causes this type of damage
There is also another crack coming up this vertical wall here and then back over the ceiling in this direction and then it turns the corner and goes that way and another one going that direction as well
So there’s definitely enough movement here to justify rain gutters and then you can also follow up with dirt grading as well would be recommended to slope the dirt away along with the rain gutters are the two best methods to stop settlement here in Arizona
Going outside now are walking out here number 11 I don’t know if you can see all of these mark so I put in the gravel but these are vertical breaks in the foundation in the foundation wall itself
They become more numerous over here in this location so what this means is it’s very likely in the history of this home at least since the paint has been painted on the foundation that these breaks have opened up slightly
There is a low spot right here so it would be recommended to bring this elevation of the dirt not gravel
The decorative rocks back installing refined classified screened dirt topsoil compacting it three inches below the drip right there off the stucco and then sloping it out as far as you can would help this situation
So whatever rainfall happens to rain in the yard or runoff of these gutters that the gutter doesn’t catch its going to hold here and then the foundation is going to sink down slightly and that’s the indication of all of these marks here and the vertical breaks means that there’s just a little too much water here next to these shallow foundations
Now I’m looking right below this window and this crack has been patched before and what you’re looking at is a hurricane strap or a tension ties tie-down is its name actually
We call them hurricane straps it comes up 24 inches there’s a lot of nails in them goes into the footing
Nothing structurally wrong with this the flaw with the hurricane strap is that they’re exposed to the elements on the outside and they’re made of steel so when they start rusting it expands up to five times the size in diameter and it breaks out the side of this foundation at that location
So the repair would be cut the top and remove the broken concrete cut the bottom of it rust inhibit the steel and patch it back with structural grout
This is a typical construction joint your footing comes around has blocked out and goes down and then over your interior floor is poured out to the vertical face of the foundation that’s typical construction for this thin wall light foundation
I like the gutters over here on this side there’s a lot less vertical breaks
I think there’s three of them here the gutter could be extended out just a little bit further
The grade looks reasonably well it’s all about controlling the water for settlement

What we have here is hurricane straps or tension ties tie-down straps
They come up 24 inches there’s a lot of nails in them and it goes down into the stem wall footing and there’s one on each side
Here a situation with tension ties tie-down straps or the infamous hurricane strap is there exposed to the elements on the outside
They’re made of steel oxygen steel and moisture starts the expansion of the steel and it starts expanding and can expand up to five times the size in diameter and what it does is starts breaking out the concrete because it cannot stand the amount of pressures
Homes here in Arizona because Arizona is an arid climate in Arizona it seldom rains in Arizona
Getting rain gutters but I can definitely see that there’s no gutters on here and this rainwater is going directly in this area is being held in
So when a foundation moves down you’re gonna get these vertical breaks on your foundation and what these vertical breaks are stating very loudly you will also get termites
Holding water near a foundation too so these stem wall foundations are only 24 inches or 2 feet tall from the top of the interior floor elevation to the soil below that’s holding up these vertical pressures being applied down to it by gravity and over time if you calculate the length and width and depth of the rainfall coming off of this roof can you put it right here next to a shallow foundation
This stem wall Foundation will go down and then it’s going to break and it’s gonna break again and again and again
Over time the multitude of these vertical breaks become closer and closer together and more numerous this settlement of the foundation will cause stress in the roof cause roof leaks.
Interior floors to heave up breaking tile doors not too close, drywall cracks and usually the drywall cracks on the interior are going to separate near doorways windows and thresholds
So the drier you keep your foundation the less likely you’re going to have termites
Going around over here on the other side we can definitely tell that there’s moisture present because of this soil is cracking
It’s not necessarily expansive soil it’s just all soils or even concrete are going to shrink and cause shrinkage cracking so on both sides of this window here we have some cracks coming off the weakest sides of these windows
We have another hurricane strap here that’s causing the concrete to break out and this is the aggregate in the vertical face of the stem wall and the only way that this happens is if when you trap moisture underneath the paint they used to be there and depositing efflorescence salt
Over time each time in deposits it gets a concentration of efflorescence salt in between the paint and the vertical wall of this stem wall and chews into the concrete leaving this behind and peeling the paint off it is so important especially here in Arizona to control water around the perimeter of your home
There’s another hurricane strapped tension ties tied down and then another one right over here in the corner
You can definitely see how much this is corroding and I could no not quite pull that off but this goes down into the footing vertical break there so it’s going to break this whole corner off has to be rebuilt
On this side again we can see all of this rainwater if you calculate the length and width and depth of the rainfall on this roof and you put it right near a shallow foundation you’re going to get all of these vertical breaks in this foundation and these are only you know 16 inches apart maybe and they’re quite numerous
You know they don’t look very big but these are huge vertical breaks so to stop this home from settlement interior floor heave cracks
Six inch aluminum seamless rain gutters with 4-foot downspout extensions and dirt grading
Build this dirt up move these decorative rocks back bring in classified screen topsoil dirt and then compacted next to this foundation
If you’re going to sell this home you need to stay down three to four inches below this and then bring this dirt grade out and then put your decorative rocks back
I’m gonna measure up what these repairs are going to be Concrete Repairman waterproofs all of our repairs it is recommended that all foundations be waterproofed from the top all the way down the vertical wall before any dirt gets put back next to any foundation

Here number one right up here the weakest part of walls or doorways windows and thresholds and when the home moves a little bit we’ll get these drywall cracks in here these are somewhat typical of what we see
Going into this room and we’re looking at number two
Number two is the separation of this bull nose up here and then that separation right there also a little separation coming down this bull nose and over in here in that location as well it’s suggesting that there’s a little too much water on the exterior
I am going to recommend rain gutters for sure around this entire home where the roof rainwater would go next to the house
Moving on over here to number three number three is over here off the master over here at this door and it’s a little bit of sheering up there in that corner of the wall in there little separation of this area here as well which is indication of a little bit too much water holding in these areas rain gutters are recommended
We’re here in the garage now and number four is this turned down we have our floating garage floor slab sitting next to an expansion and this is the interior floor and it does have rebar running through it and could be oxidizing a little bit is what it’s reacting to until we get in there a little bit that’s what I’m going to presume that is oxidation of the reinforcement steel in this turn down location number four
Number five is a drywall separation at the drywall joint which is indicating a little too much water on the outside
A little bit of settlement going on here causing this stress in this area and if there’s that much moisture on the outside it could be driving this reinforcement steel to oxidize and expand
Going outside to the driveway where the driveway meets the garage floor number six
This is oxidized rebar of the reinforcement steel in the turndown of this driveway also there
This interior garage floor is heaving up slightly because of the moisture on the left hand on the north and the south side this garage may be holding a little bit too much moisture causing slight settlement in that region
Now we’re over here on this side of the home number seven
Number seven is a hurricane strap that angle of that crack it is a hurricane strap or a tension ties tie-down is what its professional name is aka hurricane strap
This should be repaired there are a few vertical breaks and number eight
Number eight it’s a vertical break over here and this is an example of the size and what these vertical breaks look like and what it means is there’s this a little too much moisture on that side of the house causing the foundation to break and settle just a little bit and separate causing that crack there are a few more vertical breaks along this side
Number nine number nine is falling spalling is the deterioration of concrete whether it’s horizontal or vertical the degradation of the concrete surface caused by a fluorescent salt deposit in this case the paint is usually only painted down to the top of the dirt
The dirt gets wet below the paint line the moisture goes in evaporates up moisture is the transportation of salt deposit is left behind after evaporation chewing into the vertical wall of the stem wall foundation and delaminating the paint
Moving on around here in the back we were just in this back bedroom over here and near this doorway area and number 10 is there’s a shallow spot here or hole basically that is accumulating more water which will make this area around here move and has caused the interior cracks in the ceiling in this bedroom so I would recommend dirt grading and a good rain gutter system around this house will solve all of these issues and I would recommend waterproofing and painting this foundation
Over here on this side as well we’re here on the patio and right here at this drywall joint is separating and that’s because these columns are moving and on the perimeter foundation right there is moving down slightly causing this stress to open that up just a little bit
It’s a very typical sign of light settlement in that area
Walking around the corner nice little flowerbed nothing wrong with this it is separating a little bit it’s from settlement not an issue
Then over here at number 11 number 11 is a hurricane strap it’s got this angle in it that’s how you can really tell the hurricane strap or tension ties tie-down strap aka hurricane strap in this location oxidation
The issue with the hurricane strap is that exposed to the elements on the outside moisture and oxygen and still get together they caused oxidation rusting and then the rusting process creates a low-voltage electrical current in the steel and it starts to expand up to five times its size cracking out the concrete and that’s what we’re seeing here at number 11
Along here there are vertical breaks in the foundation walls the weakest part of walls are doorways windows and thresholds so when your house moves and it is moving in this location
It is slowly going down and causing these vertical breaks and then if the weakest part of walls this window at the corners will usually see the stucco start to separate at the weakest links which we do

Right here number six we have this column concrete just pulling away from the concrete that was poured on the floor
This construction joint here seems like a small heave or movement down here but the floor covering is concealing it
Going outside and around this corner over here number one is vertical break in the foundation
Another vertical break another vertical break couple more down here then we have a horizontal break here at number two
When moisture oxygen and steel get together the steel oxidizes and expands up to five times in diameter creating this crack
The scores on the crack along here this steel rebar needs to be chipped out cut and removed and a new piece of steel of number four bar encapsulated with rust inhibitor epoxies reinstalled with structural grout waterproofed and painted
Most homes here in the valley are only 24 inches deep the stem wall foundation type and they’re very susceptible to soil moisture content
When the soil moisture content reaches a high enough level it can no longer hold the vertical pressure that is being applied then the foundation starts going down causing these vertical breaks
Just a note here right here at this threshold these are construction joints they’re very typical nothing to worry about
The foundation comes up and it’s blocked out goes down comes back up and continues the interior floor is poured out to the vertical face of this foundation
Number three we have a vertical break that’s suggesting that going that direction it went down this is an irrigated lot the crack is larger at the top than it is at the bottom it is a fact it is moving downwards
Number four number five construction joint this used to be a threshold the doorway used to come out here in this area
I’m gonna go into this room right here it seems like the moisture comes up and can get underneath this slab of concrete and affect the foundation
Number seven there’s a crack in the slab right here it’s not heaved up a lot but if you’re going to put a rigid material down on this floor you definitely want to have this ground and stitched and then your tile guys are going to put their fibered felt down to help protect from the crack going up through the tile
Now we’re back outside at the front of the home number eight looks like there’s something going on there for sure
Looks like it’s expanding or at least shifted and should be chipped out and investigated a little bit more
Repair is suggested number nine vertical breaks the foundation wall right there and right over here our stating that the foundation broke in these two locations and is moving down
There are termites in this area that have been identified by the termite company
The planter is probably holding water or has been irrigated to some degree rain water is also filling it up causing a little bit of water damage on the inside
By putting six inch aluminum seamless rain gutters on here with brackets to hold it out straight and dirt grading is recommended
Going around on this side number ten the reinforcement steel is starting a horizontal crack along here and there are other vertical breaks in this area as well so there is movement
The dirt grading is such it is holding water whatever water comes in this geographic area the paint is peeling off and the concrete has spalled
Spalling definition is the degradation of the surface of concrete whether it’s vertical or horizontal
This concludes my evaluation and summary of this foundation inspection at this home

We’re here at home in Gilbert Arizona walking into the garage to number two
This control joint is opening up slightly which is an indication that there’s too much moisture on one side or the other or both sides causing this heave to come up and if the foundation is going down from settlement
This is the interior floor number three has a crack running through in this direction so if that is the case there’s too much water over here on this side at least in its history and causing a separation in the weakest part of walls or doorways windows and thresholds and drywall joints
So we do have some cracks opening up in these drywall joints and all of this is indicating that we’ve have too much water in the history around this house
Then there are vertical breaks number four these vertical breaks are small their hairline but they tell a story and here’s another one number four and what it says is that these vertical breaks the foundation broke and broke in two areas
Right here it is in fact moving down because the facts are saying that it is moving down there because the vertical breaks the heaving on the floor
Then number one over here is another break in the foundation it seems to be pretty significant so go around on the other side we have this foundation right here in this corner going around the other portion of the home and this is a little pop out foundation for the garage
Right there at that joint is where that crack is on the interior it should be repaired
This is a hurricane strapped back behind there number five this hurricane straps also known as a tension ties tie-down strap there’s another one right there
That’s not rusting too bad and this vertical break right here almost seems to be a control joint
Number six control joints are when the foundation comes up and it’s blocked off and then it’s continued
That could have happened here not quite for sure exactly what took place but it’s a looks like a control joint for sure
It’s pretty much straight up and down very defined as separated this should be patched as well and waterproofed the dirt grading here in this area is holding water
When soil holds water and it dries out you’re going to get these shrinkage cracks and light subsidence
It’s going to go down a little bit as well you can really see a significant significance of this right here where it’s holding where that crack is
In the corner on the interior of the garage and then the soil shrinks and then you get this separation of the soil next to the foundation wall which is inviting even more water down deeper into the foundation so over time the foundation is going to move down faster and faster
So I’m recommending that dirt grading be put in here to slope the moisture out of this area
Number seven this is also a hurricane strap it’s rusting it goes down into the foundation on this side in this side and it comes up 24 inches
It’s got a lot of nails in it and it can easily be repaired and should be
Here’s one of those foundation bricks that we’ve seen on the interior of the garage
The interior floor is poured out at this threshold to the same area of the vertical wall of the foundation right there so that’s a construction joint
Construction joint on a stem wall construction type foundation will always be as the thresholds and patios and stoops very typical
Number eight is also stating the same thing the interior floor is poured out to the vertical face of the foundation here
There’s always going to be a construction joint and this is how thick that interior floor is about four five inches
Coming around to number nine is the weakest part of walls or doorways windows and thresholds so at the corner of this window we got a horizontal break
Over here to this other window then it comes up to this area and then right up there
The crack is larger on the top than it is on the bottom so there is stress in the roof structure of this home and how this occurs is the rainwater is going off this way and over time there’ll be cracks running through the interior floor heaving up the floor
The foundation is are going down causing cracks in the ceiling drywall
These horizontal cracks coming off of this window going horizontally means that the roof trusses want to hold themselves up and the foundation wants to go down and it causes a crack right across here horizontally
Number 10 is right up here the separation at this corner of this window and I can’t go into the neighbor’s yard but it seems to be that there’s reasonable amount of dirt grading on the other side
I am recommending dirt grading and rain gutters for the entire home
We live in Arizona it hardly ever rains in Arizona hardly anybody’s got any rain gutters that’s pretty much the thought process of most people here in Arizona
However the foundation is only 24 inches tall from the interior floor height to the bottom of the footing where it sets on top of the soil so if it if the soil is saturated then it starts going down causing cracks in your floor and floor tile
Because of the movement going down and also cracks in the ceiling and in the drywall which are located right up here right there and around the corner as well
So it does have stress and again six inch aluminum seamless rain gutters four-foot downspout extensions and dirt grading
There’s also a crack right here at number 11 number 11 has a crack right in the tile right there
At that location all rigid material is going to crack if there’s movement that of the structure that is sitting on
Going into this room number 12 this corner shows signs of shearing
Shearing is a little tiny crack that you see right here in this joint
This is an interior wall setting on top of an interior floor this is an exterior wall setting on top of a perimeter footing
When the perimeter footing wall goes down separately than the interior wall you’re going to get this shearing that’s happening right here in this corner

This foundation inspection summary come over here to number one and the paints painted down to the top of the dirt
Dirt gets wet below the paint line the moisture comes up traps the efflorescence in between the paint and the vertical wall of this foundation chewing into the vertical foundation wall removing the paint
Over here on this side number two you have vertical breaks in the foundation here there and there suggest that the foundation is moving slightly down caused by moisture near a shallow foundation here in Arizona on this home
Going inside we’re inside now number three and it’s very slight that it is suggesting that this home needs rain gutters a very small hairline attack right here in this joint
It’s very difficult to see but on your left is the perimeter foundation while sitting on top of a perimeter footing and on the right is an interior wall sitting on top of an interior floor if the perimeter foundation moves separately then the interior floor you will get a shearing crack in this location which there is in a very infant stage suggesting this home should have rain gutters
Number four there’s a crack coming right off of that corner
I take that back and it is not a crack that is texture
Going upstairs going in the master number 5 is also shearing there’s very slight shearing crack that looks like it’s been patched over before a little bit of patch material and it’s just suggesting that rain gutter should be applied to the exterior of this home
Number 6 slight shearing in these corners very slight also suggesting rain gutters
There’s nothing more in these other rooms very stable
Going to the backyard into the garage and number 7 this is a control joint this control joint is opening up slightly which is suggesting that it is moving upwards
With that information and there is a wide crack running just off of this corner going across the garage which is not only suggesting but it means that rain gutters should be put on all the way around this house
Because we live here in Arizona hardly ever rains in Arizona hardly anybody’s got any rain gutters it is an arid climate
The footings don’t have to go as deep as if it were freeze and fall climate
The bottom of footings go down to undisturbed soil which is very shallow
That’s why you have to be concerned with moisture near your foundation holding up the vertical load pressures
Going outside here it’s gonna take two hands number eight is just right outside this garage door stoop area and right up here where this roofline meets the home there’s a little crack coming off of there it’s suggesting that this section is moving independently than the main home area so rain gutters can solve this to keep it from moving any anymore
Also number eleven this rain water is coming off of here landing here in this trap behind this wall and there is enough room near this foundation area that you could contour the dirt grading to where it can go out of this area and rain gutters
As we come over here on the patio we start seeing some paint peeling off and then where this little nook pops out at the patio there’s a little stress coming in over here stress at the windows
We come around the corner and this has been patched over before and this is effervescence salt deposit left behind
How this occurs is when you trap it so the paint or in this case the patch material is only patched down to the top of the dirt the dirt gets wet below the patch material the efflorescence salt is transported by moisture so the soil gets wet below the patch or the paint comes up underneath and the moisture evaporates up leaving the salt deposit chewing in to the vertical wall of this foundation causing spalling spalling is the degradation of the surface of concrete whether it is vertical or horizontal this should be repaired and waterproofed below the moisture line in the soil and that will stop this from continuing
I’m suggesting we repair it from this corner all the way around to the front of the home that was number 9 number 10 we still see the same situation happening here

I’m gonna start right here on the interior of this home at number one this location this is an exterior wall where the exterior wall and the interior wall sitting on top of an interior floor meet
This vertical crack is considered sheering this perimeter foundation wall is moving down while the interior wall sitting on top of an interior floor is more stable
Where the stress is is right here do have foundation movements light settlement
Controlling the water on the outside of these shallow foundations here in Arizona by using dirt grading to slope the moisture away from your foundation and six inch aluminum a seamless rain gutters with downspouts combination will solve this issue
Number two we have a floor crack running through here and I’m gonna do is take a knife here and right here at this location this is the crack that’s in the floor and it’s heaving up slightly and it’s cracked this tile
Along this direction this way this area down here is a different elevation for these two construction joints meet or elevations meet is the weakest link and it seems like it’s probably a keyway joint likely that has been inserted prior to pouring the concrete and it could be somewhat sporadic but it’s in the right location in this wall for a keyway joint
Moving into this living space here in the front number three also indications of shearing.
In this location number four shearing also here.
Number five is up here stress in the roof has been indicated from the moisture on the outside of this home where the rainwater falls near the foundation and accumulates
Going outside out here on the patio this is likely and it is Hollow this patch material slurry coat is very weak and this is basically a straight line so the footing and interior floor where they come together as a construction joint no reason for a concern here
In this area is typically number seven is right over here that’s the rest of salt deposit is left behind from evaporated moisture
The moisture is coming in over there on that corner going in between the foundation wall and the patio slab going underneath this expansion and then wicking up and evaporating leaving the efflorescence salt deposit concentration
Removing the paint and patch material this is a pouch material has been patched over before
Simply just stop the water from coming in over there on that side by dirt grading to push this water away from the home
Going around here to the front of the garage number eight this is a hurricane strap
From the angle goes into the footing comes up here two feet
It’s got a lot of nails in it and it helps hold down this side of the roof when we have these haboobs and storms with high winds
However this horizontal crack right here is oxidized rebar in this concrete foundation wall at this location
This is a vertical break coming down and this is a vertical break coming down in this foundation so the crack is bigger at the top than it is at the bottom which suggests from that direction it’s going down causing this vertical break
There are several vertical breaks along this area over here on this side this is also a hurricane strap back here
They’re in the right location we can simply patch repair and oxidize rebar we put epoxy rust inhibitor on it and patch them back
Now location and number 10 location this area is also hurricane straps you can tell it’s a hurricane strap by that angle of the crack on this side
That’s a construction joint another construction joint another construction joint another construction joint very typical in this type of construction no need to for concern
However there has a man patch material put on here a slurry coat going this direction looks like to cover up a crack
Basically there’s some more efflorescence salt so we’ll go in the backyard over here on this side now
Here we are in the backyard side yard and efflorescence salt deposit is present we have horizontal break which is the interior oxidation or chloride ion drive of the reinforcement steel that’s expanding up to five times the size in diameter from half inch to two and a half inches
Vertical breaks are present a vertical break is present this continues continues over here you can definitely see the salt deposits it’s falling on that area
Number 12 this is the vertical break quite large actually so from this direction that way is holding way too much water and causing this crack to occur in this location which is roughly the same location as the crack on the interior floor
This patch material here is covering up that horizontal crack this is a piece of steel rebar right there it’s rusting and broke the top off
There’s also another one running through here all the way around so the repair would be from the front patio of near the patio of the home at the construction joint forward this way to the backyard corner

Concrete Repair
Right here is a hurricane strap that starting to oxidize
This is a tension ties strap and it comes in at an angle over here and goes into the footing
This hurricane strap comes up and there’s a whole bunch of nails in it comes up about 24 inches or so and what the idea of the hurricane strap is that it helps hold down this side of the roof when we get a storm
You know high winds that sort of thing it’s just an added precaution however the design of the hurricane strap or tension ties strap is it’s exposed to the elements and they rust and expand and moisture oxygen and steel they get together cause a chloride ion electrical current that expands the steel and pulls the steel as it grows in size and that’s what we’re looking at so this should be repaired
The concrete should be removed and rust inhibitor put on it and then patched back
This is a vertical break and we’ll be talking about that a little bit more
Vertical breaks happen when saturation of the soil underneath the foundation and the load of these vertical walls are being applied down to soil that gets wet and the soil can no longer hold the vertical pressure that is being applied by gravity then the foundation breaks and breaks and breaks
As a few breaks in it articulating and these cracks are starting to become a little bit more numerous so I am going to recommend rain gutters for this house
The last thing that they do when they build these houses is they take the paint down to the top of the dirt
The dirt gets wet below the paint line the moisture goes in comes up and the efflorescence salt deposits cycle continues and eventually chews into the concrete delaminating the paint
So anytime you paint your home just go down a little bit deeper get below the soil moisture content
This is also a hurricane strap right here hurricane strap comes up as I spoke earlier should be repaired
Coming around this is the the angle or the degree and recognizable from this angle of the crack as a hurricane strap tension ties however this hurricane strap evidently has touched the reinforcement steel or may have and started a low-voltage electrical current it’s running through this foundation now and busting out the entire side
Now if we remove this you’d be able to see that number four half-inch rebar back behind in there about three inches expanding and rusting
It expands up to five times the size so it will expand to two and a half inches
So this electrical drive needs to be taken care of because it will go all the way around the house now so the repair would be move the decorative rocks back excavate the dirt all the way down this vertical wall chip everything out this chipping cracking and flaking and remove that reinforcement steel that’s on the interior expanding and replace it with a new number four barb that’s encapsulated with rust inhibitor epoxy which we do
This continues here are some more vertical breaks is settlement now settlement occurs when the soil can no longer hold the vertical pressure that is being applied
So these vertical breaks are very numerous in an ideal situation one to two vertical breaks or settlement cracks which a lot of people describe I only see one or two within 20 feet
When there’s a lot more and they’re more condensed that means that this area is moving a little bit more than what it should
We have this nice little area for the water to be drained away from it but it’s very close to the home so with this evidence over here we got oxidized rebar we have vertical breaks and we’ll get into the garage in these other rooms here in this geographic area to find other issues
This continues all the way down and this looks to be either a hurricane strap or an anchor bolt so the repair would be from just around the corner from that hurricane strap all the way around just past this corner
This trash can and the patio slab running this direction says that this side right over here is getting a little bit too much water and the expansion joint right in there is serpentining
So expansion is when moisture is present there’s dirt debris left over so all the evidence is here from saturation and this footing is moving down slightly even though the patio here is poured non monolithically and is poured separately would be considered a floating slab
Because of the expansion around this column it can follow the foundation down and when it does it’ll cause this crack right here
Nothing structural yes I’m just pointing out and describing what you’re seeing
Then this becomes a lot more stable over here this the soil or the dirt grading here seems to be improved and we don’t have a lot of rainwater coming off the roof here in this location
The paint is peeling off because the paint’s painted down to the top of the dirt the dirt gets wet below the paint and that fluorescent salt deposit gets trapped in behind the paint and peels off the paint
The white stuff right there is a fluorescent salt deposit seems to be pretty stable over here on this side
Here are these vertical breaks here there so to make improvements rain gutters even though you have a driveway here this slab is right here there’s an opportunity for settlement in this area
Not allowing any moisture in this area by capturing the moisture over here six inch aluminum seamless with a bracket to hold that ring gutter out level to capture maximum amount on the water out there so it runs over the sidewalk down the valley gutter
Going into the garage this is a control joint this control joint is opening the reason for a control joint is to control the crack in a straight line that’s why it’s called a controlled joint and it’s doing exactly what it’s designed to do however when this crack opens up and continues to get wider and wider then that means this slab and this slab are heaving upwards opening this crack butterflying
As we come this way the crack starts to identify itself even more and getting a little bit larger then I look over here on this side where these two walls come together and they’re shearing in there
There’s a little bit of separation based on this evidence there’s just too much water over here on this side so this interior garage floor is considered a floating floor
I’m standing on this is the interior floor where the interior floor meets the perimeter stem wall foundation there’s a discrepancy right there it’s gone down maybe a half an inch or so
This foundation and the interior floor is important with the perimeter foundation wall so they can move independently
This is considered a construction joint this separation right here is nothing to be considered repaired or anything like that it’s doing what it’s supposed to however the foundation has moved down slightly
The evidence is also on the outside that we viewed earlier and shearing crack running right down this wall where a perimeter wall meets an interior while sitting on top of an interior floor where they meet if the foundation is moving differently than the interior floor it’ll see it right here shearing
Going inside when homes move enough it will cause water leaks in your roof over here is some shearing in this in this bedroom wall
We’re just on the other side of the wall where we’re just at right there so that’s definitely evident
These are all facts I did do my initial investigation before rolling this video then we get here to this floor tile the grout is opening up it seems like that it has been filled before and it’s in a straight line
So what this would suggest is that this could be the keyway joint that runs through the interior floor all the way through from one side to the next
Keyways maybe this one are different types but I’ll just explain this a keyway is approximately three and a half three-quarter inches to four and it’s a tongue and groove that’s placed prior to pour because we do know all concrete is going to crack and we want to control this crack in a straight line
However when a home moves because of the crack has been identified by inserting this keyway joint
This keyway joint has become the weakest link and can heave upwards and it seems like it has slightly and this is caused by saturation of the soil on the exterior sides
So when the exterior goes down is going to heave up the floor and this is the case
