Foundation Repair Cost

Foundation Crack Repair

Stem Wall Foundation Cracks

The cost of having your foundation repaired properly can vary depending upon the extent of the damage. Cracks in your home’s foundation can be a very serious issue and once it begins it is not something that will stop or go away on its own. The longer you neglect the issue the worse it will become and the more costly it will be to fix the problem.

Stem walls have what is called rebar inside them.

Rebar (short for reinforcing bar), also known as reinforcing steel, reinforcement steel a steel bar or mesh of steel wires used as a tension device in reinforced concrete and reinforced masonry structures to strengthen and hold the concrete in tension. Rebar’s surface is often patterned to form a better bond with the concrete.

Foundation cracks are caused when water penetrates the stem wall concrete and attacks the steel bar. The steel begins to rust and as it rust more and more it begins to expand and push out the concrete and over time the pressure builds up more and more until the concrete gives and starts to crack on the surface. Once this starts to happen the crack will continue to grow and grow and simply filling in the crack will not prevent further damage or fix the problem.

If you are buying a home or have concerns about the home you own you should have a professional inspect the foundation just to make sure that their are no issues with the home’s foundation. Many time homeowners try to fix the problem themselves and many times this only makes things worse.

Slab Cracks

My tile people were supposed to fix my floor but when they got here they basically said that they couldn’t. I was on a timeline and needed to get the work done. I searched online and located Concrete Repairman. They looked like just what I needed and, as it turned out, they were with the added perks of promptness, efficiency, courteousness and a fair price. I called them on the weekend and left a message. I also completed their “Contact Us” form on the web site. Monday morning my call was returned. Monday mid-day James came out and looked at the job. He gave me two options of how it could be done with the pros and cons of each along with a price for each. Later in the day, I called back, told him I wanted him to do the work, which option I wanted and that I wanted it done as soon as possible. He called back that evening and said he could be here the very next morning. He showed up when he said he would and they got right to work. It was a two day job and by mid afternoon of the next day my floor was done and done beautifully. James and his men were all prompt, pleasant, knowledgable and considerate. Where possible, they kept dust from getting throughout the house. James listened to my future plans and made savvy suggestions on things to do concerning the new floor. It was helpful and things I would not have thought about. All in all, my experience with Concrete Repairman was the best I have had with any contractor throughout my whole remodel project.

Here is what people are saying about the work we do ….

James and his crew made this whole experience painless. My stems had eroded over the years and James came as requested and assessed the damage. He gave us a fair price and his guys showed up on time all four days they were at my house. That is hard to find these days. The job was completed on time and done right. I would recommend this Company strongly.

I called last Thursday and Tiffany set up an appointment for me right away. James Belville arrived on time and gave my foundation an expert inspection, explaining the foundation system to me as he went along. He had some suggestions to extend the service life of our foundation by mitigating any moisture by the stem wall. With a few extensions of gutter drains and moving some vegetation, we can do just that. He is quite the expert (years and years of experience) and very personable. At the end of his inspection, we are confident our home is in excellent shape and will serve us for our lifetime. I highly recommend James and his company is you have any questions/concerns with your home’s foundation. I know I will sleep much better at night after his visit. Thank you James for the thorough inspection & discussion.

Horizontal cracks and fractures in your foundation stem wall? This could be a very serious problem for your homes equity. Usually these horizontal cracks are a result of the rebar oxidizing. When rebar rusts it grows in volume putting pressure on concrete, at first cracking and given enough time will fallow the rebar and crack the stem wall all the way around the house, causing water to inter the interior cement slab.

Why Should I Hire a Licensed Contractors?

With the unprecedented growth in the country, and especially in the southwest, hundreds and even thousands of “would-be” contractors have appeared. People who may have worked as a laborer or a framer for a short period of time decide that they are ready to start their own business. In spite of the fact that they lack sufficient capital and experience, they print up flyers, distribute business cards and place an ad in the yellow pages.

In an attempt to get “the best price”, the unsuspecting customer calls the number listed on the flyer or in the ad and asked for a bid. Often, such operations are run out of a mail drop or on an answering machine, but someone usually calls the customer back. When you get the bid, you are really pleased at how much this person / company says they can save you. You may even see “licensed, bonded and insured” on the business card or in the ad. Then the story begins. The contractor tells you he is going to need a large portion of the money up front. He may say he needs it to purchase materials, or to pay workers for another job where the property owner is slow to pay. He may even tell you about the unexpected medical bills he had to pay for a sick child (that he really doesn’t have), in hopes of gaining your sympathy.

At first things may seem fine. In a day or two a worker shows up and starts measuring, or a small load of material is delivered to the job site. Then the excuses begin. After a week has passed, with no work being done, you call your unlicensed contractor.  All you get is a recorded message, so you leave a message, politely requesting a return phone call. Several more days passed, with no response, so you call and leave another message, not as polite as the first. When the contractor does call, he is very apologetic and tells you about some catastrophe involving either his truck, his family, his help or another job he just had to complete. He promises to get right on your job the next day. A week later he still hasn’t shown up, or he does show up and says he needs more money.

Sound ridiculous? Well it happens every day, often with the consumer losing hundreds or even thousands of dollars. You, as the property owner have little recourse other than to pursue the matter in court.

Hiring a licensed contractor offers many additional protections to the property owner, especially regarding residential property. First of all, a contractor can not obtain a license without possessing a minimum amount of experience and must pass a business management test. The applicant also may be subjected to a criminal history background check, and must not have any unresolved contracting complaints outstanding.

Should you experience the above problems with licensed contractor, you as a residential property owner have significant protections not available to persons utilizing an unlicensed contractor. Among them is the ability to file a complaint against the contractor’s license, in most cases, for a period of two years from the date of occupancy or date the last work was performed. This is your guarantee should the workmanship be below standard or in violation of existing codes.

Under certain conditions, you may also be eligible to apply to the residential contractors’ recovery fund and receive up to thirty thousand dollars to have the work corrected or completed. Each licensed contractor is covered for up to $200,000.00 to a maximum of $30,000.00 per residential property owner, on a first come, first serve basis upon filing a complete claim. Keeping detailed records of your contract, checks or other forms of payment will speed the processing of your claim, should the need arise.

For more detailed information, you may contact the Residential Contractors’ Recovery Fund in Maricopa County Monday through Friday during regular business hours at 1 (602) 542-1525 or from elsewhere in the state at 1 1-877-MY AZROC (1-877-692-9762), toll free. These protections are in addition to other remedies available through the courts. Thank you.

James is an expert in his field. Came out to my property at 7 in the morning per my request and did a thorough job. Pays attention to detail and very meticulous. James explained in detail what the issue was, the root cause of the issue, and how to have it addressed in the most simple, and cost-effective way. I was concerned I would be quoted ridiculous estimates by foundation experts but James came up with such a simple and most appropriate solution for our foundation settling issue. Honest with his work and very doable price estimates. Liked it.

Excellent job! On time and on budget. Our historic house was looking terrible with it's foundation and it looks so much better now. Only took a week to complete the job that was around the majority of the house. Thank you.

James came out to a house we purchased to check out some potential foundation weakness noted in the inspection. Even after realizing there was no potential work for him there, he took the time to thoroughly go through the home checking out the structure for soundness and offering suggestions to ward off future damage in questionable areas. Wow! Didn't have to, but he did. I was actually disappointed he couldn't help us any further because I had an immediate instinct of trust and genuine concern! Thank you James for your help! Will call again if ever the need should arise....
